Pittsfield Home Sale Prices Range From $50,000 To $100,000 This Period

PITTSFIELD -- The Middle Berkshire Registry of Deeds recorded 12 property transfers in Pittsfield between Sept. 11 and Oct. 10, but only two carried a sale price by the time this report was compiled, leaving most of the period's market activity still to be reflected in the public record.

MARKET OVERVIEW

Twelve transfers were recorded in the period. Of those, two had a posted sale price: $50,000 and $100,000, giving a median of $75,000 across the priced sales. The other 10, including deeds, mortgage-related filings, an assignment and a special permit record, had not yet had consideration amounts entered in the registry's system as of this report. Sale prices typically post within about a week of recording, so additional figures from these filings may appear in next month's roundup. With 12 recorded transfers, deed volume this period was unremarkable by count alone, but the scarcity of posted prices, just two of 12, limits what can be said about pricing trends until more considerations are recorded.

138 Plunkett St. sold for $100,000, recorded Sept. 11. Brian E. Bordeau and Regina M. Bordeau were the sellers; Citizens Bank NA was the buyer.

17 Kathy Way sold for $50,000, recorded Sept. 11. Michael J. Stracuzzi and Teresa A. Stracuzzi were the sellers; Greylock Federal Credit Union was the buyer.

No other transfer recorded in this period had a posted sale price, so no further ranking by price is possible this month.

NEIGHBORHOOD BREAKDOWN

Two addresses had multiple filings this period. At 31 Bartlett Ave., Pittsfield Cooperative Bank was listed as seller and Bartlett LLC as buyer in both a mortgage-related filing and a related assignment; neither carried a sale price. At 78 Ontario St., two separate deed filings were recorded, one involving sellers Richard A. Ostellino and Sharon A. Polito and another involving sellers Molly Hudlin and Thomas J. Weiland; neither filing listed a buyer or a price.

The remaining filings were spread across individual streets with no other clustering evident in the data: Plunkett Street, Kathy Way, Barker Road (South Pond Farm), Melbourne Road, Lori Court, Revilla Terrace, Briggs Avenue and one record listing only "Pittsfield, MA" without a specific street address.

A transfer at 44 Briggs Ave. moved from Paul Saldana to Anita Saldana, a transfer between parties sharing a surname; no price was recorded, and the deed record does not indicate the reason for the transfer. Two filings at 31 Bartlett Ave. involved a bank as seller and a limited liability company as buyer, a mortgage discharge and an assignment rather than a conventional sale.

No bedroom, bathroom or square-footage data accompanied any filing recorded in this period, so no price-per-square-foot comparisons can be made. Of the two transfers with posted prices, both buyers were financial institutions, a credit union and a bank; the deed record does not state why.
