Peru Sale Price Data Lags Recordings, Leaving September Market Hard To Gauge

PERU -- Nine property transfers were recorded in Peru's registry records over the past month, but pricing data has yet to catch up: only one of those nine transactions shows a recorded sale price so far.

MARKET OVERVIEW Nine deeds were recorded in Peru between Sept. 11 and Oct. 10. Of those, only the Sept. 21 transfer of 222 East Windsor Road carries a recorded consideration amount, $10,000. The remaining eight transfers show price not yet available, which typically appears in registry records within about a week of recording and is not an indication that a price was withheld. Because only one transaction has a recorded price, there is not enough data to calculate a meaningful price range or median for the period as a whole. The volume of nine recorded transfers is itself a normal level of activity for the town, though with pricing data this limited, the broader tone of the market, whether favoring buyers or sellers, cannot be assessed from this period's records.

TOP SALES Only one transfer in this period has a recorded sale price. 222 East Windsor Road sold Sept. 21 for $10,000; the deed lists Robert J. Martin as seller and C. Evan Gosselin as buyer. Bed, bath and square-footage figures are not available from deed records. The other eight recorded transfers, listed below by street, do not yet show a sale price.

NEIGHBORHOOD BREAKDOWN Three streets each accounted for two of the nine recorded transfers. East Windsor Road saw two: the $10,000 sale at 222 East Windsor Road and a transfer at 205 East Windsor Road from sellers George Duane Greule and Sharon Ann Greule, both listed as trustees. Middlefield Road also saw two: a transfer at 125 Middlefield Road from seller Brian Dubois, and a transfer at 152 Middlefield Road from seller Stanley A. Tarjick Jr. to buyers Stanley A. Tarjick Jr. and Shannon L. Tarjick. Curtin Road saw two as well: a transfer at 87 Curtin Road from sellers Steven D. Henderson and Melodie W. Henderson to buyers Steven Henderson and Melodie Henderson, both listed as trustees, and a transfer at 68 Curtin Road from seller Diane L. Sowle to the Town of Peru. The remaining three recordings were a transfer with seller Peru Town and buyer Irene E. Lynch, with no street address listed in the data; a transfer at 10 Lafayette Drive from sellers Lucas King and Amanda King; and a mortgage-related filing referencing 7 Greylock Circle. None of these eight show a recorded sale price.

MARKET NOTES At least three of the period's recorded transfers show the same family name on both the seller and buyer side: the Henderson transfer at 87 Curtin Road, where the buyers are listed as trustees; the Tarjick transfer at 152 Middlefield Road, where the original seller is also named as a buyer alongside an added co-owner; and the Greule transfer at 205 East Windsor Road, where the sellers are listed as trustees. This data does not indicate the reason for these transfers. Separately, the Town of Peru appears on both sides of the period's recordings, as buyer of 68 Curtin Road and as seller in the transfer to Irene E. Lynch. One recording, referencing 7 Greylock Circle and naming Mortgage Electronic Registration Systems Inc. alongside seller Mark W. Tucker, appears to be a mortgage-related filing rather than a property sale. Bed, bath and square-footage data are not available from deed records for any transfer this period, so no price-per-square-foot or property-type comparison can be made.
