Peru's Three Priced October Sales Range From $65,000 To $150,000

PERU -- Ten property transfers were recorded in Peru during October, but sale prices had been entered for just three of them as of this report, leaving most of the month's activity without a dollar figure attached.

MARKET OVERVIEW Among the three transactions with recorded prices, figures ranged from $65,000 to $150,000, with a median of $100,000. The remaining seven filings, several involving banks, a credit union, a trust or the town, had no consideration amount listed; the registry typically adds sale prices within about a week of recording, so some of October's totals could still be filled in. Based on the raw count of 10 recorded transfers, October showed a typical level of filing activity for Peru, though more than half of the month's entries were bank-related or family trust transfers rather than conventional sales between unrelated buyers and sellers.

TOP SALES 23 Hickingbotham Road sold for $150,000 on Oct. 22. Marilee Finn sold the property to NBT Bank NA. Bed, bath and square footage figures were not available.

117 Middlefield Road sold for $100,000 on Oct. 16. Kristen W. Parker and Eric S. Fitzgerald sold the property to Adams Community Bank.

6 Frary Road sold for $65,000 on Oct. 28. Matthew R. Moffett sold the property to Greylock Federal Credit Union.

No other transactions recorded in October had a sale price listed.

NEIGHBORHOOD BREAKDOWN East Windsor Road had three separate deed filings this month, at 220 East Windsor Road (two filings) and 205 East Windsor Road, though none carried a recorded sale price. Middlefield Road had two filings, including the $100,000 sale at 117 Middlefield Road and a price-pending transfer at 125 Middlefield Road involving Greylock Federal Credit Union as seller. Single filings were also recorded on Frary Road, Hickingbotham Road, Greylock Circle and Curtin Road, along with one entry listing no specific street address.

By price tier, among the three sales with recorded figures, one fell under $100,000 (6 Frary Road, $65,000) and two fell between $100,000 and $150,000 (117 Middlefield Road and 23 Hickingbotham Road). No recorded sale this month exceeded $150,000.

MARKET NOTES Financial institutions appeared on both sides of different October transactions: Adams Community Bank was the buyer in the Middlefield Road sale and the seller in one of the East Windsor Road filings, while Greylock Federal Credit Union was the buyer in the Frary Road sale and the seller in the second Middlefield Road filing. Two filings, at 205 East Windsor Road and 87 Curtin Road, listed sellers or buyers with matching surnames and trustee designations (Greule and Henderson, respectively), consistent with family trust transfers; neither carried a recorded price. Bed, bath and square footage data were not available for any property in this month's filings, so no price-per-square-foot comparisons could be made, and property type could not be determined from the deed data.
