Peru's Priciest Deed Nearly Six Times Its Only Other Disclosed Sale

PERU -- Eight properties changed hands in Peru between July 10 and Aug. 8, but sale prices were disclosed on only two of the recorded deeds, leaving most of the month's activity without a public dollar figure.

MARKET OVERVIEW The Middle Berkshire Registry of Deeds recorded eight transfers involving Peru property during the period. Of those, only two carried a disclosed consideration amount: $164,832 and $980,000, a range of more than $815,000. The median of the two disclosed prices is $572,416. Because six of the eight deeds, 75%, did not list a sale price, that median should be read narrowly: it reflects only the two disclosed transactions, not the full set of activity. Based on the raw count alone, eight recorded deeds in four weeks represents a full slate of transfers for Peru, a small town where such data is often limited to a handful of filings per month.

TOP SALES The highest-priced transaction was 13 Haskell Road, which sold for $980,000 on July 29. The sellers were Brian Kopinto, as trustee, and the Haskell Road Land Trust; the buyers were James Weaver and Twila Weaver.

The only other deed with a disclosed price was 16 Garnet Mountain Lane, which recorded at $164,832 on July 10. The seller was Heather L. Belanger; the buyers were EMM Loans LLC and Mortgage Electronic Registration Systems Inc., an entity structure commonly associated with a lender-related transfer rather than a conventional owner-to-owner sale.

No other deeds in the period disclosed a sale price.

NEIGHBORHOOD BREAKDOWN David Drive was the only street with more than one recorded transfer: 4 David Drive, with seller Julia Marie Thibodo, sold Aug. 3 with no price disclosed, and 13 David Drive, involving seller Stephanie Murphy and buyer All In Credit Union, sold July 28, also with no price disclosed. The remaining transfers were spread across separate streets: Haskell Road, Stephanie Lane, Kreutzer Road, Hillside Road and Garnet Mountain Lane each had a single recorded deed.

By price tier, among the two disclosed sales, one fell under $500,000 (16 Garnet Mountain Lane at $164,832) and one fell in the $500,000 to $1 million range (13 Haskell Road at $980,000). The remaining six sales, price not disclosed, cannot be sorted into a tier.

MARKET NOTES Several deeds in this period reflect transaction types beyond a standard owner-to-buyer sale. The 15 Stephanie Lane deed, recorded July 23 with no price disclosed, listed Mortgage Electronic Registration Systems Inc. and UBS Bank USA as sellers and Mark B. Bollman IV and Kathleen Walker as buyers, indicating a bank-originated transfer. The 16 Garnet Mountain Lane deed similarly named Mortgage Electronic Registration Systems Inc. and EMM Loans LLC as buyers. At 8 Kreutzer Road, the Shelley D. Cook estate transferred the property to the Town of Peru on July 23, with no price disclosed. A recorded easement agreement involving John P. Munch, dated Aug. 6, was not a property sale. No beds, baths or square footage figures were available in the deed data for any of the eight transfers, and with only two prices disclosed, no price-per-square-foot or property-type comparison could be made.
