Peru Deed Prices Range From $10,000 To $100,000 In Latest Month

PERU -- The Middle Berkshire Registry of Deeds recorded 12 property transfers in Peru between Sept. 18 and Oct. 17, but only two carried sale prices by the time of this report, ranging from $10,000 to $100,000.

MARKET OVERVIEW

Twelve deeds were recorded in Peru during the period, but only two of them, 17 percent, included a sale price as of this writing. Those two prices ranged from $10,000 to $100,000, with a median of $55,000. Prices for the remaining 10 transactions are not yet available; registry data typically reflects pricing within about a week of recording, so additional figures may surface in coming weeks. With pricing data this limited, the raw count of 12 recorded transfers is notable for a small town, but it is not possible to characterize overall market direction or pace from price data alone this period.

TOP SALES

117 Middlefield Road sold for $100,000 on Oct. 16. The sellers were Kristen W. Parker and Eric S. Fitzgerald; the buyer was Adams Community Bank. Bed, bath and square footage figures were not available in deed records.

222 East Windsor Road sold for $10,000 on Sept. 21. The seller was Robert J. Martin; the buyer was C. Evan Gosselin. No other sales in the dataset carried a recorded price as of this report.

NEIGHBORHOOD BREAKDOWN

Middlefield Road saw the most activity, with four recorded transfers: 117 Middlefield Road ($100,000), a discharge of mortgage tied to 125 Middlefield Road, a transfer at 125 Middlefield Road from seller Brian Dubois, and a transfer at 152 Middlefield Road within the Tarjick family. East Windsor Road had three transfers: 220 East Windsor Road (seller Joseph A. Gaudette and Donald P.
