Only two of twelve Washington property transfers disclosed a sale price in July

WASHINGTON -- Twelve real estate transfers were recorded in Washington between July 10 and Aug. 8, but only two carried a disclosed sale price, ranging from $40,000 to $261,000, according to records from the Middle Berkshire Registry of Deeds.

MARKET OVERVIEW

The registry recorded 12 property transfers in Washington during the period. Of those, only two, or roughly one in six, listed a consideration amount, ranging from $40,000 to $261,000. The median of the two disclosed sales was $150,500. With price data available for so few transactions, the raw count of 12 recorded transfers does not by itself indicate whether the local market was active or quiet; most entries in this period were transfers without a stated purchase price, including trust transfers, mortgage-related filings and other recorded instruments.

TOP SALES

The highest-priced transaction was 365 S Washington State Rd, which sold for $261,000 on July 14. The deed records David M. Monterosso as grantor and Guaranteed Rate Inc. and Mortgage Electronic Registration Systems Inc. as grantees. The same address appears again on July 24 in a separate filing, with Mortgage Electronic Registration Systems Inc. and Guaranteed Rate Inc. as grantors and Monterosso and Holly J. Moran as grantees; that filing lists no price.

The second-highest disclosed sale was 474 Plunkett Reservoir Rd, which recorded for $40,000 on July 20. The grantors were Michael D. Goonan Jr. and Sarah Goonan; the grantee was Eastrise Federal Credit Union.

The remaining 10 recorded transfers in the period listed no disclosed price.

NEIGHBORHOOD BREAKDOWN

Two street addresses saw multiple recorded transfers in the four-week span. 138 Upper Valley Rd. appears in three separate filings: a July 17 deed from Holly Jean Moran, a July 17 deed involving Harry C. Moore Jr. and Harry C. Moore III as grantors, and an Aug. 4 mortgage-related filing naming Lee Bank as grantor and the Moores as grantees. 71 North Washington State Rd. appears in two filings four days apart: a July 24 deed from Gwen B. Gordon and a July 27 filing from Robert P. Congdon, trustee of the Robert P. Congdon Revocable Trust, with no grantee listed. 365 S Washington State Rd. also recorded twice, as noted above.

Beyond those clusters, transfers were scattered across Blotz Road, Lovers Lane Road, Watson Road and an address recorded without a street number. No broader price-tier pattern could be established given that only two of the 12 transfers disclosed a sale price.

MARKET NOTES

Two transfers involved the Washington Town Conservation entity as grantor: 985 Lovers Ln Rd. to Julio Martinez on July 28, and 20 Watson Rd. to Jacqueline E. Betit on July 10. Neither filing listed a price.

At least two transfers in the period appear to be transfers within the same family or into a trust rather than sales to a new owner. Betsy Fryberger and Betsy G. Fryberger transferred an unnumbered Washington property on July 17 to Mark Fryberger, trustee, and Amanda G. Fryberger, trustee. The Robert P. Congdon Revocable Trust filing at 71 North Washington State Rd. also involved a trustee grantor. Deed records do not indicate the reason for these transfers, and none is speculated here.

No beds, baths or square footage figures were available in the deed data for any of the 12 transfers, so no price-per-square-foot or property-type comparisons could be made this period.
