Only Two of October's 15 Lee Property Transfers Show Sale Price

Lee's Middle Berkshire Registry of Deeds recorded 15 property transfers in October 2026, but only two carried sale prices by month's end: $100,000 at 35 Myrtle Avenue and $1,600,000 for a unit at 350 Mallard Lane, the month's top sale, pushing the median of priced sales to $850,000.

LEE -- The Middle Berkshire Registry of Deeds recorded 15 property transfers in Lee during October 2026, but sale prices were attached to only two of them by month's end, limiting what can be said about pricing trends even as transaction volume stayed steady.

MARKET OVERVIEW Fifteen transfers were recorded in Lee between Oct. 2 and Oct. 31, 2026. Of those, two carried a recorded sale price, ranging from $100,000 to $1,600,000, with a median of $850,000. One additional transfer was recorded for nominal consideration and is not counted in those figures. The remaining 12 transfers had no price recorded as of this writing; those prices typically appear in registry records within about a week and are not evidence that any party withheld information. Based on raw transaction count alone, 15 recorded transfers is a notable volume for Lee in a single month, though with price data available for only two sales, it is too early to characterize the month's price trend.

TOP SALES The month's highest-priced transaction was at 350 Mallard Lane, Unit 12, which sold for $1,600,000, recorded Oct. 8. The seller was listed as Seven Hundred Devon Road and Madeline Krauser; the buyer was Diane G Rosenthal LLC. No bedroom, bathroom or square-footage data was available. The only other transfer with a recorded price was at 35 Myrtle Avenue, which sold for $100,000, recorded Oct. 2. The sellers were Lorita A. Trombly and Douglas T. Trombly; the buyer was Pittsfield Cooperative Bank. The remaining 13 transfers recorded in October had no sale price available at this time, including several involving banks or credit unions as sellers (detailed below).

NEIGHBORHOOD BREAKDOWN Mallard Lane saw two separate transfers in October at the same street address, 350 Mallard Lane: the $1,600,000 sale of Unit 12 to Diane G Rosenthal LLC, and a separate transfer of the property, without unit designation, from Harvey and Madeline Krauser to Lee Town, for which no price has been recorded. Lee Town was also the buyer in a second October transfer, at 50 Mountain View Terrace, from Matthew and Jill Svirida; that sale price is not yet available either, meaning the town was the buyer in two of the month's 15 recorded transfers. The remaining addresses, Via Maria, Meadow Street, Center Street, Paul Drive, Antelope Drive, Main Street, Mandalay Road, Stockbridge Road, Navin Heights, Fuller Street and Myrtle Avenue, each appear once in the dataset, with no other street-level clustering. By price tier, among the two transfers with recorded prices, one fell above $1 million ($1,600,000) and one fell below $500,000 ($100,000). The remaining 12 priced-pending transfers and one nominal-consideration transfer cannot be sorted into tiers without price data.

MARKET NOTES Financial institutions appeared as sellers in several October transfers: Greylock Federal Credit Union, PeoplesBank, Westfield Bank, Lee Bank, BrightBridge Credit Union, and parties connected to Deutsche Bank National Trust Co. and Mortgage Electronic Registration Systems Inc./Citibank, together accounting for seven of the month's 15 recorded transfers. Pittsfield Cooperative Bank was the buyer in the $100,000 Myrtle Avenue transfer. One transfer, at 125 Antelope Drive, was recorded for nominal consideration under $10,000 from David R. and Jill D. Glehan to David R. Glehan TR and Jill D. Glehan TR; the matching names and trust designation indicate a transfer within the same family into a trust. No bedroom, bathroom or square-footage figures were available for any property in this month's dataset, and the registry data did not specify property type (single-family, condominium or multi-family) for any transfer.
