Only two of 13 Dalton deeds carry a price so far this period

DALTON -- The Middle Berkshire Registry of Deeds recorded 13 property transfers in Dalton between Sept. 11 and Oct. 10, but sale prices have posted for only two of them so far, leaving most of the period's activity still awaiting registry data.

MARKET OVERVIEW Thirteen deeds were recorded in Dalton during the period. Of those, only two carried a recorded sale price, ranging from $170,000 to $250,000, with a median of $210,000 based on those two figures. Because 11 of the 13 recordings have no price attached yet, the overall dollar volume for the month cannot be determined from the data available. The raw count of 13 recordings is the only firm gauge of activity level this period; whether that reflects an active or quiet month cannot be assessed further without price data on the remaining transfers.

TOP SALES The highest-priced recorded transaction was at 629 Dalton Division Road, which sold for $250,000 on Sept. 11. The sellers were Aaron Allard and Sue B. Allard; the buyer was Greylock Federal Credit Union. The second-highest was a Dalton property that sold for $170,000 on Sept. 15, with sellers John F. Houghtlin Sr. and Donna L. Houghtlin and buyer Greylock Federal Credit Union. No other transactions recorded during the period have a sale price yet; those figures typically appear in registry data within about a week of recording.

NEIGHBORHOOD BREAKDOWN Three streets had more than one recording apiece. Dalton Division Road had two entries: the $250,000 sale noted above and a related filing at the same address recorded four days later, on Sept. 15, with Greylock Federal Credit Union as seller and Aaron Allard and Sue B. Allard as buyers. Claremont Road had two recordings at 36 Claremont Rd., both on Sept. 15, with Greylock Federal Credit Union as seller and Daniel G. McGinnis Sr. and Daniel G. MARKET NOTES Financial institutions appear as sellers in several of the period's recordings: Greylock Federal Credit Union appears four times, Pittsfield Cooperative Bank twice, and Mortgage Electronic Registration Systems Inc. once. One transfer, at 408 Washington Mountain Rd., lists the USA Treasury as buyer and Ermino S. Barbalunga as seller. Another, at 42 Barton Hill Rd., transferred from Pittsfield Cooperative Bank to the Noble Family Nominee Trust, with Jeffrey S. Noble listed as trustee, a family trust transfer. Bedroom, bathroom and square-footage figures are not available in deed records and are not reported here.
