Only Three of October's 14 Clarksburg Deeds List a Sale Price

CLARKSBURG -- The Northern Berkshire Registry of Deeds recorded 14 property transfers in Clarksburg in October, but only three carried a sale price by the time the records were compiled, and more than half the entries listed a bank or credit union as either buyer or seller.

MARKET OVERVIEW Fourteen deeds were recorded in Clarksburg between Oct. 2 and Oct. 31. Two of those were nominal-consideration transfers, recorded for a token amount and not counted as market sales: one at 34 Inga Ave. between Debra A. Rosselli/Roselli and Roselli/Rosselli family members, and one at 375 East Rd. between William T. and Martha Beattie and Aaron E. and Stefan R. Beattie. Of the remaining 12 transfers, only three had a recorded sale price as of this writing, ranging from $10,000 to $348,000, for a median of $50,000. The other nine had no price yet entered in the registry; that typically appears within about a week of recording and does not indicate the parties withheld the figure. With just three priced sales available for comparison, the raw count of 14 total deed transfers does not by itself indicate whether October was more or less active than a typical month in Clarksburg.

Booth were listed as sellers; no buyer name was provided in the deed record. 220 Henderson Rd. sold for $50,000 on Oct. 19. Chance Lancaster and Denise Lancaster sold the property to Greylock Federal Credit Union. 573 River Rd. sold for $10,000 on Oct. 20. Devon C. Tosches sold the property to Lyndsey Degrenier. No other transfers in the period had a recorded sale price.

NEIGHBORHOOD BREAKDOWN River Road saw more recorded deed activity than any other street in Clarksburg this month, with three separate transfers: 573 River Rd. ($10,000), 956 River Rd. (price not yet available) and 155 River Rd. (price not yet available, with Christine A. Griffin and Norman Griffin listed as sellers). No other street had more than one recorded transfer in the period. Among the three transfers with recorded prices, all fell under $500,000, spanning $10,000 to $348,000; no transfer in the dataset exceeded that figure.

MARKET NOTES A bank or credit union appeared as either seller or buyer in seven of the 14 recorded transfers. Adams Community Bank was listed as seller in three: 201 Pine Ave., 60 Cross Rd. and 77 Middle Rd. Greylock Federal Credit Union appeared as buyer in one, 220 Henderson Rd., and as seller in two more, 65 Carson Ave. Unit 6 and 457 N. Eagle St. Mortgage Electronic Registration Systems Inc. and Rocket Mortgage LLC were listed together as seller in one transfer, 956 River Rd. None of these seven bank-linked transfers had a sale price recorded by month's end. Two of the 14 transfers were nominal-consideration transfers between people sharing a surname: the Rosselli/Roselli family at 34 Inga Ave. and the Beattie family at 375 East Rd. A third transfer, at 70 Brooks Heights, moved from Tobe A. Cote to Tobe A. Cote and Cynthia S. Cote; price for that transfer was not yet available. One entry in the dataset listed no street address, with Donna M. Unis/Tatro named as seller and no buyer or price listed.
