Only Three of Nine October Sales Show Prices So Far in New Marlborough

NEW MARLBOROUGH -- Nine property transfers were recorded in New Marlborough during October, but only three carried a sale price in registry data as of this report, leaving most of the month's market activity still to be reflected in public figures.

MARKET OVERVIEW Nine sales were recorded between Oct. 2 and Oct. 31. Of those, three have a recorded price so far, ranging from $175,000 to $1,139,200, with a median of $365,500 among the priced sales. The remaining six transfers show price not yet available, which is typical for recently recorded deeds and usually reflects a lag in registry data rather than withheld information. With six of nine transfers still unpriced, the month's overall market strength cannot be fully assessed from price data alone; the raw count of nine recorded transfers indicates a typical level of transaction activity for the town.

TOP SALES 78 Knight Road sold for $1,139,200 on Oct. 15. Scott C. Thompson and Pamela M. Thompson were the sellers; the buyers were listed as Mortgage Electronic Registration Systems Inc. and Wells Fargo Bank NA. 826 New Marlboro South Sandisfield Road sold for $365,500 on Oct. 2. Jeffrey James Von Er (also listed as Jeffrey James Voner) was the seller; JLS Property Solution LLC was the buyer. 107 Berkshire Woods Road sold for $175,000 on Oct. 21. Harley J. Dean and Ashley Dean were the sellers; NBT Bank NA was the buyer. Bed, bath and square footage figures were not available in the deed data for any of these transactions.

Berkshire Bank appears as the seller in the unpriced transfer at 1142 Mill River Great Barrington Road, with Patricia A. Sullivan and Patrick D. Sullivan as buyers. The Oct. 22 transfer with no listed buyer shows the Olivia T. Goodnow Revocable Trust, with Olivia T. Goodnow as trustee, as seller, indicating a trust-related transfer.
