Only three of 14 Hinsdale deed transfers disclose a sale price
HINSDALE -- Fourteen property transfers were recorded in Hinsdale between July 24 and Aug. 22, but only three listed a sale price, according to Middlesex Berkshire Registry of Deeds records. The disclosed prices ranged from $85,000 to $450,000, with a median of $265,000.
MARKET OVERVIEW
The registry recorded 14 transactions during the four-week period, but only three, about one in five, included a stated consideration amount. Those three prices ranged from $85,000 to $450,000, with a median of $265,000. The remaining 11 entries are recorded without a disclosed price, a common feature of deed data that includes family transfers, trust conveyances, municipal acquisitions and mortgage-related filings alongside conventional sales. Because most of the period's recordings were not open-market sales with a stated price, the raw count of 14 is not a reliable stand-alone measure of sales activity.
TOP SALES
41 Creamery Rd. sold for $450,000 on Aug. 19, the period's highest recorded price. The seller was Roberta C. Francis, individually and as trustee; the buyers were Travis R. Walsh and Emily A. Walsh.
17 Hemlock Ln. sold for $265,000 on July 27. The seller was Cornerstone Homebuying LLC; the buyer was Sharon A. Viner.
185 Pine Cone Ln., Unit 31, at Ashmere Landings sold for $85,000 on Aug. 4. The sellers were Ashmere Landings and Wendy Van Voorhis; the buyer was Westfield Bank.
No other transactions in the period included a disclosed sale price.
NEIGHBORHOOD BREAKDOWN
Two streets had multiple recorded transactions. Creamery Road had two: the $450,000 sale at No. 41 and an undisclosed-price transfer at No. 69, where Francis S. Burton III and Roberta C. Burton conveyed the property to the town of Hinsdale on Aug. 19. Main Street had two recordings at the same address, 321 Main St., both dated Aug. 5: a mortgage discharge and a related assignment, both moving from Pittsfield Cooperative Bank to Paul F. Rodhouse Jr. and Cheri R. Rodhouse, as trustees. Henry Drive also had two recordings at 73 Henry Dr.: an Aug. 30 transfer from Catherine A. Cothern to the town of Hinsdale, and a related deed recording listing Catherine Anne Cothern and Michael E. Cothern as sellers.
Among the three disclosed prices, all fell under $500,000, ranging from $85,000 to $450,000. No disclosed sale in the period exceeded $500,000.
MARKET NOTES
The town of Hinsdale was the buyer in three separate recordings during the period: 69 Creamery Rd., 73 Henry Dr. and 146 New Windsor Rd. None of the three disclosed a price.
Three other entries were mortgage-related instruments rather than property sales: a mortgage recording at 68 Church St. involving Mortgage Electronic Registration Systems Inc. and Northpointe Bank, and the mortgage discharge and assignment at 321 Main St. described above.
