Only One of Six Hancock Property Transfers Discloses a Sale Price

HANCOCK -- The Northern Berkshire Registry of Deeds recorded six property transfers in Hancock between July 10 and Aug. 8, but sellers and buyers disclosed a sale price in only one of those transactions.

MARKET OVERVIEW Six deeds were recorded in Hancock during the period. Of those, five listed no consideration amount, leaving a single disclosed sale: a $390,000 condominium unit at 37 Corey Rd. With only one disclosed price, the reported range and median both stand at $390,000, a figure that reflects one transaction rather than a broader market trend. The raw count of six recorded deeds is not, by itself, sufficient to characterize the period as active or quiet without comparable prior-period data.

TOP SALES The lone disclosed sale was Unit 815 at 37 Corey Rd, which sold for $390,000 on July 17. Georgina Michel Rodriguez and Juan Alberto Osorio Zuckermann sold the unit to Denise Oakley and Jill M. Oakley.

No other transaction recorded in Hancock this period included a disclosed price, so the remaining five deeds cannot be ranked by sale amount. They are detailed by location in the Neighborhood Breakdown below.

NEIGHBORHOOD BREAKDOWN Corey Rd: Two deeds touched 37 Corey Rd this period. Beyond the $390,000 Unit 815 sale on July 17, a separate certificate of manager document for 37 Corey Rd was recorded the same day, transferring interest between the Corey Rd condominium entity and Jiminy Peak Mountain Resort LLC; no price was disclosed.

Vacation Village in the Berkshires Owners Association Inc: The association was recorded as buyer in two separate transfers this period, one an unaddressed Hancock parcel from Jennifer P. Logan on July 20, and the other 276 Brodie Mountain Rd from Joy Carlock and Janine M. Ermilio on July 15. Neither transaction disclosed a price.

Other single transfers: 0 Whitman Rd changed hands July 16 in a deed listing Gregory J. Malanoski and Linda L. Malanoski as both seller and buyer; no price was disclosed. At 203 Main St, William Henry Von Thaden sold to Barbara P. Han on July 10, also without a disclosed price.

MARKET NOTES Price-per-square-foot comparisons are not possible; the deed data does not include square footage, bedroom or bathroom counts for any of the six transactions. The recorded transfers span a mix of property types, including a condominium unit (37 Corey Rd Unit 815), an entity-level condominium filing tied to Jiminy Peak Mountain Resort LLC, two acquisitions by Vacation Village in the Berkshires Owners Association Inc, and conventional single-property transfers at Whitman Road and Main Street. The Whitman Road deed lists identical names as both grantor and grantee, consistent with an internal or family transfer; deed records do not indicate the reason for that transaction.
