ALFORD -- Five property transfers were recorded in Alford between Sept. 11 and Oct. 10, but only one has a sale price posted to the registry so far, leaving most of the period's market activity still to be priced.

MARKET OVERVIEW Five sales were recorded in Alford over the four-week period. Of those, one, the Sept. 25 transfer of 150 Green River Valley Road, has a recorded price of $750,000. The other four have no price yet; Southern Berkshire Registry of Deeds data typically posts consideration amounts within about a week of recording, so those figures may appear shortly. With only one priced sale on the books, the range and median both stand at $750,000, a figure that reflects a single transaction rather than a broad sample. Five recorded deeds in one month is a modest volume for a town of Alford's size; the dataset does not include prior-period figures, so whether this represents a change in pace cannot be determined from the raw count alone.

TOP SALES 150 Green River Valley Road sold Sept. 25 for $750,000, the only transaction in this period with a price on record. The sellers were John Raifstanger III and John T. Raifstanger; no buyer was listed in the deed record.

The remaining four recorded sales have no price yet available

24 Green River Valley Road sold Oct. 9. Greylock Federal Credit Union was the seller and Madeleine Maggio the buyer.

A parcel listed only as "Alford, MA," with no street address given, sold Oct. 2. Berkshire Bank was the seller; the buyers were John Raifstanger III and Trinity Raifstanger.

0 Crooked Hill Road sold Sept. 29. The sellers were Mahican Meadow Trio LLC and Jeffrey Tannenbaum, trustee; the buyer was Alford Town Conservation.

87 Whites Hill Road sold Sept. 21. The sellers were Mark Batten and Margaret Batten; the buyer was Alford Town Conservation.

NEIGHBORHOOD BREAKDOWN Green River Valley Road accounted for two of the five sales this period: No. 24 and No. 150. Crooked Hill Road and Whites Hill Road each saw one sale, both to the same buyer, Alford Town Conservation. The remaining sale had no street address in the deed record. By price tier, only one sale is confirmed, at $750,000; the other four cannot yet be sorted by price.

MARKET NOTES Two of the five transactions involved a bank as seller: Greylock Federal Credit Union (24 Green River Valley Road) and Berkshire Bank (the unaddressed Alford parcel). Alford Town Conservation was the buyer in two of the five sales this period, at 0 Crooked Hill Road and 87 Whites Hill Road. The "0" street number on the Crooked Hill Road parcel indicates an unimproved or unaddressed lot rather than a house number. The name Raifstanger appears on both sides of the ledger this period: John Raifstanger III was a buyer in the Oct. 2 sale of the unaddressed parcel and a seller in the Sept. 25 sale of 150 Green River Valley Road. Deed records do not state a reason for either transfer. No bed, bath or square-footage data is available from deed records for any of the five sales, so no price-per-square-foot or property-type comparison can be made this period.
