October Deeds Show Wide Price Gaps Among Pittsfield's Three Priced Sales

Pittsfield recorded 11 property deeds in October, but only three carried a listed sale price as of this report, a reminder that consideration amounts often lag behind recording dates rather than being withheld. Of those three, prices ranged from $50,000 to $185,000, with a median of $100,000.

PITTSFIELD -- Pittsfield's registry of deeds logged 11 property transfers in October, but only three carried a listed sale price by the time this report was compiled, leaving most of the month's activity without a dollar figure attached.

MARKET OVERVIEW

Eleven deeds were recorded in Pittsfield during October 2026. Of those, three show a recorded consideration amount: $185,000, $100,000 and $50,000, producing a price range of $50,000 to $185,000 and a median of $100,000. The remaining eight entries list "price not yet available," which is typical when consideration amounts have not yet caught up to the registry's recording system rather than any indication that a price was withheld. Because eight of 11 transfers still lack price data, the raw count of 11 deeds does not, on its own, support a conclusion about whether October was more or less active than a typical month; it simply reflects the volume of recorded transfers so far.

TOP SALES

10 Ridge Ave sold for $185,000 on Oct. 2, the highest recorded price of the month. The sellers were Benjamin Giambrone and Brittany Giambrone; the buyer was Greylock Federal Credit Union.

16 Whitehead Pl sold for $100,000 on Oct. 2. The sellers were John D. Deming and Simone Eva Epstein; the buyer was Greylock Federal Credit Union.

131 Cole Ave sold for $50,000 on Oct. 2. The sellers were William M. George and Marlene M. George; the buyer was Greylock Federal Credit Union.

No other October transfers in the dataset carry a recorded sale price at this time.

NEIGHBORHOOD BREAKDOWN

Ridge Avenue saw two recorded transfers: 10 Ridge Ave, which sold for $185,000, and 140 Ridge Ave, where the price is not yet available and the seller is listed as Victoria L. Nichols, trustee, and Victoria L. Nichols, a trust-related entry based on the "TR" designation in the grantor's name.

North Street also had two recorded entries: a filing at 407 North St tied to a special permit, with Cloud Nine Visions LLC and the "North St Special Permit" listed as grantors and the Pittsfield City Zoning and Pittsfield City Appeals boards listed as grantees, and a separate deed at 1286 North St involving sellers Dawn Ball and Charles McCormick Ball. Neither entry includes a recorded price.

By price tier, all three sales with recorded consideration, at 10 Ridge Ave, 16 Whitehead Pl and 131 Cole Ave, fall under $500,000. No transfers in this dataset show a price above that threshold, though that reflects the limited price data available rather than a confirmed ceiling on October sales.

The remaining addresses, including 50 Buel St, 55 Revilla Ter, 747 Pecks Rd and 1981 East St, are each single entries with no street-level pattern and no recorded price.

MARKET NOTES

All three transfers with a recorded sale price in October share the same buyer: Greylock Federal Credit Union. That pattern is drawn directly from the deed data; the dataset does not indicate why the credit union was the buyer in each case.

Two entries, 50 Buel St and 55 Revilla Ter, list financial institutions as sellers: Navy Federal Credit Union at Buel Street, and Mortgage Electronic Registration Systems Inc. and United Wholesale Mortgage LLC at Revilla Terrace. Both entries lack recorded prices.

Several entries in the dataset are missing a listed buyer altogether, including the transfers at 140 Ridge Ave, 747 Pecks Rd, 1981 East St and the unaddressed entry tied to seller Jessie Downer. Deed records do not always include buyer information, and this report lists only what the registry data provides.

No bedroom, bathroom or square-footage figures are available in deed records, so no price-per-square-foot comparisons can be made this month.
