North Adams October Sales Show Wide Price Range Across Four Priced Deeds

NORTH ADAMS -- Ten property deeds were recorded in North Adams during October, but only four carried a sale price by the time records were compiled, leaving the majority of the month's transfers still pending price data at the registry.

MARKET OVERVIEW Ten deed transfers were recorded in North Adams from Oct. 2 through Oct. 31. Of those, four carried a recorded sale price, ranging from $81,600 to $403,750, with a median of $181,893 among the priced sales. The remaining six transfers had no price recorded as of this report, which reflects the usual lag between recording and when consideration amounts appear in registry data. Based on the raw count alone, ten deeds represents a modest volume of recorded activity for the month.

TOP SALES The month's highest-priced recorded transfer was at 81 Cherry St., which sold for $403,750. Janis Ely was the seller; Navy Federal Credit Union was the buyer. Bed, bath and square-footage figures were not available in the deed record.

At 11 Hathaway St., the property sold for $263,786. Jude Collins was the seller; Mortgage Electronic Registration Systems Inc. and Guild Mortgage Co. LLC were listed as buyers.

At 497 Church St., the sale price was $100,000. Maureen E. Baran and Jerome F. Baran were the sellers; Greylock Federal Credit Union was the buyer.

At 80 Gallup St., the recorded sale price was $81,600. Berkshire Summit Property Managers LLC was the seller; Mortgage Electronic Registration Systems Inc. and Crebrid LLC were the buyers.

NEIGHBORHOOD BREAKDOWN Gallup Street accounted for three of the month's ten recorded entries, more than any other street. One of the three, at 80 Gallup St., carried the $81,600 sale price; the other two Gallup Street entries, referencing mortgage book 1783, page 433, and a related filing, had no price recorded. Hathaway Street and Cherry Street each had two entries apiece; in both cases, one entry carried the month's recorded price and the second was a related deed-book filing tied to the same seller, Jude Collins on Hathaway Street and Janis Ely on Cherry Street.
