NEW ASHFORD -- Three properties changed hands in New Ashford during the past month, according to deeds recorded at the Northern Berkshire Registry of Deeds, but none of the recorded transactions carries a sale price yet.

MARKET OVERVIEW Three deeds were recorded in New Ashford between Sept. 11 and Oct. 10, covering properties on Mallery Road, Beach Hill Road and Route 7. None of the three deeds lists a consideration amount, so no price range or median sale price can be calculated for the period. Price data typically appears in registry records within about a week of a deed's recording date, so figures for these transactions may still surface. Based on volume alone, three recorded deeds is in line with New Ashford's typically low monthly transaction count; the town's small size means even an active month often produces only a handful of recordings.

TOP SALES A ranked list of top sales by price cannot be produced this period because no consideration amount is available for any of the three transfers. The transactions, in order of recording date, are summarized below.

227 Mallery Rd. (price not yet available): Adams Community Bank transferred the property to Michelle Singer and Kurt Singer, recorded Oct. 9. The deed references mortgage book 1898, page 998.

142 Beach Hill Rd. (price not yet available): Cheryl E. Demyer transferred the property to Travis E. Demyer and Cheryl E. Demyer, recorded Sept. 25.

330 Rte. 7 (price not yet available): Stephen W. Demyer transferred the property to himself as trustee of the Revocable Trust of Stephen W. Demyer, recorded Sept. 14.

NEIGHBORHOOD BREAKDOWN The three transfers are spread across three different streets: Mallery Road, Beach Hill Road and Route 7. No street recorded more than one transfer this period, so no street-level clustering emerged. Because sale prices are unavailable for all three transactions, they cannot be grouped by price tier this month.

MARKET NOTES Two of the three recorded transfers kept the property within the same family rather than passing to an unrelated buyer. The Beach Hill Road deed moved the property from Cheryl E. Demyer to Travis E. Demyer and Cheryl E. Demyer. The Route 7 deed moved the property from Stephen W. Demyer into the Revocable Trust of Stephen W. Demyer, with Demyer named as trustee. Both are the kind of within-family or trust transfers common in deed records, distinct from an arm's-length sale between unrelated parties. The third transfer, at 227 Mallery Rd., listed Adams Community Bank as grantor and Michelle Singer and Kurt Singer as grantees. Bed, bath and square footage figures are not available from deed records for any of the three properties, and no price-per-square-foot comparison can be made.
