NEW MARLBOROUGH -- Eight property transfers were recorded in New Marlborough between July 17 and Aug. 15, according to Southern Berkshire Registry of Deeds records, but only one included a disclosed sale price, limiting what can be said about pricing trends for the period.

MARKET OVERVIEW Eight deeds were recorded in the four-week period. Only one, the July 20 transfer of a property on Cross Road to Canaan Valley Road, listed a sale price: $800,000. Because seven of the eight transfers did not disclose consideration amounts, a price range and median cannot be meaningfully calculated across the full dataset; the $800,000 figure represents the single disclosed sale, not a market-wide benchmark. NEIGHBORHOOD BREAKDOWN Cross Road to Canaan Valley Road saw the most activity of any street, with three recorded transfers: the $800,000 sale on July 20, a second transfer at the same address on July 27, and a third at 605 Cross Road to Canaan Valley Road on July 17, in which sellers Longbridge Financial LLC and Compulink Corp. transferred to buyer Caroline P. Chase. Stratford Road accounted for two transfers, both involving buyer Windemere Birches LLC acquiring separate parcels at 789 Stratford Road. The remaining transfers were single occurrences: 196 Norfolk Road, 1089 Canaan Southfield Road, and an unaddressed New Marlborough parcel transferred from the town itself to buyer Sandra Ann Sossner on July 30.
