Monterey Home Prices Span $18,500 to $1.82 Million in July Sales

MONTEREY -- Nine property transfers were recorded in Monterey from June 26 through July 25, 2026, with the five sales that have recorded prices so far ranging from $18,500 to $1.82 million.

MARKET OVERVIEW

Nine property transfers were recorded in the Southern Berkshire Registry of Deeds for Monterey during the period. One of those, a transfer of 0 Fox Hill Road from Sierra LLC to Matthew Amstead, was recorded for nominal consideration under $10,000 and is not counted as a sale. That leaves eight sales for the period. Of those eight, five have recorded prices so far: $18,500; $124,998; $150,000; $1,195,000; and $1,820,000. The median among those five priced sales is $150,000. The remaining three sales, at 18 Limerock Lane, 17 Brook Lane and 19 Fox Hill Road, do not yet have recorded prices; that typically reflects a lag of about a week before the registry posts consideration amounts, not a withheld figure. With five priced sales and three still pending, the raw count for the period is modest.

The highest-priced sale was 25 Point Road, which sold for $1,820,000. The sellers were Donald L. Hutcher, trustee, and Roberta A. Hutcher, trustee; the buyer was US Bank NA. The second-highest sale was 10 Buckingham Lane at $1,195,000, sold by Amanda Redler and Adam Schouela to Mortgage Electronic Registration Systems Inc. and Eastern Bank. Third was 20 Elephant Rock Road, which sold for $150,000 from Katherine Karnoupakis to Robert E. Brown and Priscilla T. Brown. Fourth was 715 Main Road at $124,998, sold by Regina E. Moran and Regina Moran to Figure Lending LLC. Fifth was a Monterey property with no listed street address, sold for $18,500 by Charlene Pouliot and Dennis Nubile to Spenser Gralla.

Fox Hill Road had two recorded transfers in the period: 19 Fox Hill Road, a sale with a price not yet available, and 0 Fox Hill Road, the nominal-consideration transfer to Matthew Amstead. No other street had more than one transaction.
