MONTEREY -- Nine deeds recorded at the Southern Berkshire Registry of Deeds over the past month show sale prices ranging from $4,000 to $1.82 million, with the town's priciest transaction involving a Point Road property tied to a family trust.

MARKET OVERVIEW The registry recorded nine property transfers in Monterey between June 26 and July 25. Of those, six listed a disclosed consideration amount, ranging from $4,000 to $1,820,000, with a median sale price of $137,499. The remaining three transfers -- at 18 Limerock Lane, 17 Brook Lane and 19 Fox Hill Road -- did not include a disclosed price, which is common for certain deed types and does not necessarily reflect the property's market value. The dataset does not include prior-month totals, so this count cannot be characterized as more or less active than a typical period.

TOP SALES The month's highest-priced transaction was 25 Point Road, which sold for $1,820,000 on July 6. The sellers, Donald L. Hutcher and Roberta A. Hutcher, both listed as trustees, transferred the property to US Bank NA.

The second-highest sale was 10 Buckingham Lane, which sold for $1,195,000 on July 10. Sellers Amanda Redler and Adam Schouela transferred the property to Mortgage Electronic Registration Systems Inc. and Eastern Bank.

20 Elephant Rock Road sold for $150,000 on July 20. Seller Katherine Karnoupakis transferred the property to Robert E. Brown and Priscilla T. Brown.

715 Main Road sold for $124,998 on July 8. Sellers Regina E. Moran and Regina Moran transferred the property to Figure Lending LLC.

A Monterey property listed without a street address sold for $18,500 on June 30. Sellers Charlene Pouliot and Dennis Nubile transferred the property to Spenser Gralla.

NEIGHBORHOOD BREAKDOWN Fox Hill Road saw two transfers this period: 0 Fox Hill Road sold for $4,000 on July 6, with Sierra LLC transferring the property to Matthew Amstead, while 19 Fox Hill Road changed hands the same day between Timothy S. Carson and Myrna L. Carson with no price disclosed.

Among disclosed-price sales, two exceeded $1 million -- 25 Point Road and 10 Buckingham Lane -- while four sold for under $500,000: 20 Elephant Rock Road, 715 Main Road, the undisclosed-address Monterey property, and 0 Fox Hill Road. No disclosed sales fell in the $500,000-to-$1 million range. The three transfers without a disclosed price -- 18 Limerock Lane, 17 Brook Lane and 19 Fox Hill Road -- cannot be sorted into a price tier.
