Monterey's Priciest Sale Hits $2.5 Million While Four Prices Remain Pending

MONTEREY -- Monterey recorded seven property transfers in the Southern Berkshire Registry of Deeds between Sept. 18 and Oct. 17, led by a $2.5 million sale on Mount Hunger Road. Prices for four of the seven transactions had not yet appeared in registry records as of Oct. 17.

MARKET OVERVIEW

Seven sales were recorded in Monterey during the period. Of those, three carried a recorded sale price, ranging from $337,500 to $2,500,000. The median among the three priced sales was $1,250,000. The remaining four transactions had no recorded price as of this writing; such prices typically appear in registry data within about a week of recording and do not indicate the price was withheld. With price data available for less than half the period's transactions, the raw count of seven sales offers limited basis for judging whether activity was brisk or slow compared with other months.

TOP SALES

203 Mount Hunger Road sold for $2,500,000 on Oct. 16. Trustees Carol Ann Landess and Steven J. Schwartz sold the property to Steven and Melissa Weissman. Bed, bath and square-footage figures were not available in the deed record.

The same address, recorded in registry data as 203 Mt Hunger Road, was the subject of a second transaction the same day. Steven and Melissa Weissman are listed as sellers, with PNC Bank NA as buyer for $1,250,000, a pattern consistent with a mortgage recorded alongside the purchase.

42 Sandisfield Road sold for $337,500 on Oct. 2. Russell S. Seehafer and Diana J. Kuan sold the property to Pittsfield Cooperative Bank.

The remaining four transactions, at 16 Seven Arts Road, 370 Main Road, 4 Sylvan Road and 50 Hupi Road, had no recorded sale price as of Oct. 17 and so cannot be ranked among top sales this period.

NEIGHBORHOOD BREAKDOWN

Mount Hunger Road, recorded under two slightly different spellings, accounted for two of the seven transactions, both filed Oct. 16 at the same street address. The remaining five sales were spread across five separate streets, Seven Arts Road, Main Road, Sylvan Road, Sandisfield Road and Hupi Road, with no overlap among them. By price tier, one sale fell under $500,000 (42 Sandisfield Road, $337,500); one fell in the $500,000-to-$1.5 million range ($1,250,000 at 203 Mt Hunger Road); and one exceeded $1.5 million ($2,500,000 at 203 Mount Hunger Road). The remaining four sales could not be sorted into a price tier because sale prices were not yet available.

MARKET NOTES

Four of the seven transactions listed a bank or credit union as a party to the deed. PNC Bank NA and Pittsfield Cooperative Bank appear as buyers, while Lee Bank and Greylock Federal Credit Union appear as sellers, at 4 Sylvan Road and 50 Hupi Road, respectively. Two transactions involved trustees: 203 Mount Hunger Road was sold by trustees Carol Ann Landess and Steven J. Schwartz, and 16 Seven Arts Road was sold by Michele Bergman as trustee of the Michele P. Bergman Revocable Trust, with the Monterey Town Clerk listed as buyer. Bed, bath and square-footage data were not available for any of the seven transactions, so no price-per-square-foot comparisons can be drawn for this period.
