Monterey October Sales Reveal Wide Price Gaps as Most Figures Await Recording

MONTEREY -- Fourteen property transfers were recorded at the Southern Berkshire Registry of Deeds for Monterey in October, but sale prices have posted for only four of them so far, leaving most of the month's market activity still to be fully priced.

Of the 14 recorded transactions, four carried a sale price, ranging from $304,000 to $2,500,000. The median among those four priced sales was $452,750. The other 10 entries show "price not yet available," which is typical for recently recorded deeds and does not indicate the parties withheld the figure. Based on raw count alone, 14 recorded deeds in a single month is a substantial volume of activity for the town, though the limited price data makes it difficult to characterize overall market direction this period.

The month's highest-priced transaction was 203 Mount Hunger Road, which sold for $2,500,000. The sellers were Carol Ann Landess, trustee, and Steven J. Schwartz, trustee; the buyers were Steven Weissman and Melissa Weissman. At 69 Pixley Road, the property sold for $568,000; sellers Jamie Dann and Michael Daviau sold to Greylock Federal Credit Union. At 42 Sandisfield Road, the sale price was $337,500; sellers Russell S. Seehafer and Diana J. Kuan sold to Pittsfield Cooperative Bank. At 19 Norwalk Acres Road, the sale price was $304,000; sellers Ruth A. Green and Ruth A. Wallach sold to Adams Community Bank.

NEIGHBORHOOD BREAKDOWN

Mount Hunger Road saw two recorded transfers this month under slightly different address formatting: 203 Mount Hunger Road, which sold for $2,500,000, and 203 Mt Hunger Road, a transfer from Monterey Town Conservation to Alfred and Carol Landess for which no price has yet been recorded. No other street had more than one recorded transaction. By price tier among the four sales with recorded figures, two fell under $500,000 (Norwalk Acres Road at $304,000 and Sandisfield Road at $337,500), one fell in the $500,000-to-$1 million range (Pixley Road at $568,000), and one exceeded $1 million (Mount Hunger Road at $2,500,000). A trust tied to Michele Bergman transferred a Seven Arts Road property to the Monterey Town Clerk, also without a recorded price.
