Monterey Deed Prices Range From $30,000 To $575,000 This Month
MONTEREY -- Monterey recorded 11 property transfers over the past month, with sale prices disclosed in fewer than half the deeds; the highest disclosed transaction, a $575,000 sale on Beartown Mountain Road, involved a mortgage company as buyer.
MARKET OVERVIEW Eleven property transfers were recorded in Monterey from July 17 through Aug. 15. Of those, five deeds listed a sale price, ranging from $30,000 to $575,000, with a median of $250,000 among the disclosed prices. Six deeds did not list a consideration amount, a common feature of Massachusetts deed records that does not necessarily mean no money changed hands. With no comparable data from prior periods, the raw count of 11 transfers offers only a snapshot of recorded activity and does not by itself indicate whether the period was active or quiet.
TOP SALES The month's highest-priced recorded transaction was 99 Beartown Mountain Road, which sold for $575,000 on Aug. 14. Sellers Joy Simha and Vasu Chari transferred the property to Rocket Mortgage LLC and Mortgage Electronic Registration Systems Inc. 25 Fox Hill Road sold for $400,000 on July 30. Seller Matthew A. Amstead transferred the property to Lee Bank. 186 Blue Hill Road sold for $250,000 on Aug. 13. Seller Edward C. Allen transferred the property to United Nations Federal Credit Union. 20 Elephant Rock Road sold for $150,000 on July 20. Seller Katherine Karnoupakis transferred the property to Robert E. Brown and Priscilla T. Brown. 453 Main Road sold for $30,000 on Aug. 3. Sellers Michael F. Carroll and Cara M. Carroll transferred the property to Greylock Federal Credit Union.
NEIGHBORHOOD BREAKDOWN Beartown Mountain Road, also recorded in one instance as Beartown Mt Road, saw the most activity of any street, with three deeds: two for 99 Beartown Mountain Road and one for 185 Beartown Mountain Road, all recorded within a week of each other. Main Road also had two transactions, at 404 Main Road and 453 Main Road. Among the five sales with disclosed prices, two were under $250,000 (Elephant Rock Road and Main Road), two fell between $250,000 and $500,000 (Blue Hill Road and Fox Hill Road), and one exceeded $500,000 (Beartown Mountain Road). The remaining six properties, on Beartown Mt Road, Main Road, Tyringham Road, Buckingham Lane, Beartown Mountain Road and an unspecified Monterey address, did not carry disclosed prices.
MARKET NOTES A bank or credit union appeared as a buyer or seller in six of the 11 recorded transfers: Rocket Mortgage LLC and Mortgage Electronic Registration Systems Inc. (99 Beartown Mountain Road), United Nations Federal Credit Union (186 Blue Hill Road), NBT Bank NA (10 Buckingham Lane, as seller), Berkshire Bank (185 Beartown Mountain Road, as seller), Greylock Federal Credit Union (453 Main Road) and Lee Bank (25 Fox Hill Road). Three of the 11 deeds moved property from an individual to that same individual's trust: David Micklewright and Emma Micklewright transferred 404 Main Road into trust ownership, and Meredith Friedman transferred both a Monterey property and 68 Tyringham Road into her own trust, all recorded within the same two-day span. Bed, bath and square-footage figures were not available in the deed records, so no price-per-square-foot or property-type comparisons can be made for this period.
