Monterey Home Prices Span $124,998 to $1.82 Million in July

MONTEREY -- Ten deeds were recorded in Monterey between July 3 and Aug. 1, with the Southern Berkshire Registry of Deeds showing a top sale of $1.82 million on Point Road and a nominal-consideration transfer on Fox Hill Road among the month's filings.

MARKET OVERVIEW Of the 10 recorded transfers, one was a nominal-consideration transfer and not a market sale, leaving nine sales transactions. Five of those nine sales have a recorded price so far, ranging from $124,998 to $1,820,000, with a median of $400,000 among the priced sales. Four sales had no price yet available as of this reporting, which is normal for recently recorded deeds. Based on the raw count alone, nine sales activity in a single four-week period is a moderate volume, though nearly half the transactions are still awaiting price data.

TOP SALES 25 Point Road sold for $1,820,000 on July 6. The sellers were Donald L. Hutcher and Roberta A. Hutcher, as trustees; the buyer was US Bank NA. 10 Buckingham Lane sold for $1,195,000 on July 10. The sellers were Amanda Redler and Adam Schouela; the buyers were Mortgage Electronic Registration Systems Inc. and Eastern Bank. 25 Fox Hill Road sold for $400,000 on July 30. The seller was Matthew A. Amstead; the buyer was Lee Bank. 20 Elephant Rock Road sold for $150,000 on July 20. The seller was Katherine Karnoupakis; the buyers were Robert E. Brown and Priscilla T. Brown. 715 Main Road sold for $124,998 on July 8. The sellers were Regina E. Moran and Regina Moran; the buyers were Figure Lending LLC and Figure.

NEIGHBORHOOD BREAKDOWN Fox Hill Road had two transfers in the period: the $400,000 sale at 25 Fox Hill Road and a nominal-consideration transfer at 0 Fox Hill Road, in which Sierra LLC transferred the property to Matthew Amstead. A third transfer involving the Amstead and Sierra names, listed without a street address, had no price information available. By price tier among the five sales with recorded prices, three fell under $500,000 (Fox Hill Road, Elephant Rock Road, Main Road) and two exceeded $1 million (Point Road, Buckingham Lane). No sales were recorded in the $500,000 to $1 million range this period.
