Long Pond Road's $5.9 Million Sale Leads Thin Pool of Priced September Deeds

Great Barrington recorded 12 property transfers between Sept. 18 and Oct. 17, but only three carried a sale price by press time, producing a range of $77,410 to $5,995,000 and a median of $1,490,000.

GREAT BARRINGTON -- Twelve property transfers were recorded in Great Barrington between Sept. 18 and Oct. 17, but only three carried a sale price by the time this roundup was prepared, led by a $5,995,000 transaction on Long Pond Road that was the period's single highest-value deed.

MARKET OVERVIEW Of the 12 deeds recorded in the period, three included a sale price so far: $77,410, $1,490,000 and $5,995,000. That produces a full price range of $77,410 to $5,995,000 and a median of $1,490,000 among the priced sales. The remaining nine transactions have not yet shown a recorded price; sale prices typically appear in registry data within about a week of recording, so those figures may surface in the weeks ahead rather than reflecting any withheld information. Based on the raw count of 12 recorded deeds, the period saw a full slate of transfers, though with three-quarters of the sales still missing price data, the overall price trend for the month cannot yet be fully assessed.

TOP SALES The largest transaction was 250 Long Pond Road, which sold for $5,995,000 on Sept. 18. The seller was Long Pond Mountain House LLC and the buyer was Our Sanctuary LLC. Bed, bath and square footage figures were not available from the deed record. 110 Christian Hill Road sold for $1,490,000 on Sept. 21. The sellers were Michael S. Kolber and Annette A. Georgia, and the buyers were Citibank N.A. and Mortgage Electronic Registration Systems Inc. 7 Linda Lane sold for $77,410 on Sept. 21. The seller was Eileen M. Anderson, and the buyers were Rocket Mortgage LLC and Mortgage Electronic Registration Systems Inc. No other transactions in the period have a recorded sale price at this time.

NEIGHBORHOOD BREAKDOWN No street recorded more than one sale with a confirmed price in the period. By price tier, one sale closed under $500,000 (7 Linda Lane, $77,410), and two sales closed above $1 million (110 Christian Hill Road and 250 Long Pond Road). The remaining nine transactions, for which price is not yet available, span Wyantenuck Street, Mountain View Street, Old Stockbridge Road, East Street, Park Street North, Highland Drive, Squaw Peak Road and Lake Buel Road, plus one transfer recorded without a specific street address.

MARKET NOTES Several of the period's transfers involved banks or mortgage servicers as either buyer or seller. Citibank N.A. and Mortgage Electronic Registration Systems Inc. appear as buyers on the Christian Hill Road deed, and Rocket Mortgage LLC and Mortgage Electronic Registration Systems Inc. appear as buyers on the Linda Lane deed. Shellpoint Mortgage Servicing and NewRez LLC are listed as the seller on Old Stockbridge Road, Lee Bank as the seller on East Street, Adams Community Bank as the seller on Highland Drive, and Berkshire Bank as the seller on Lake Buel Road. This concentration of lender-involved parties across roughly half the period's deeds is a notable pattern in the raw data, though the deed records do not specify the reason for each transfer. One transfer, at 14 Squaw Peak Road, moved from the estate of Mark Olshansky to Neil Olshansky, listed as personal representative, consistent with an estate transfer within the same family. Separately, Daniel and Anne Ranolde appear as sellers in one transaction recorded without a listed street address, with buyers Joshua A. and Amanda L. Seile, and also appear as buyers of 124 Lake Buel Road, purchased from Berkshire Bank, in a separate transaction recorded the same day. No bed, bath or square footage data was available for any property in this period, so no price-per-square-foot comparisons can be made, and the property type (single-family, condominium or multi-family) is not specified in the available deed data.
