LENOX -- Ten properties changed hands in Lenox between July 10 and Aug. 8, according to deeds recorded at the Middle Berkshire Registry of Deeds. Disclosed sale prices among those transfers ranged from $52,000 to $1,175,000.

Ten sales were recorded in Lenox during the four-week period. Five of the ten deeds disclosed a sale price; the other five listed no consideration amount, which is common for certain deed types, including trust conveyances and bank-related filings. Among the five disclosed sales, prices ranged from $52,000 to $1,175,000, with a median of $660,000. Ten recorded transfers in roughly a month is a modest but steady pace of activity for the town; the dataset does not include statewide or historical figures for comparison.

2 St Andrews Ct sold for $1,175,000 on July 16, the period's highest recorded price. The sellers were Alan J. Righi and Peter Luria; the buyer was Luriaco LLC.

215 Old Stockbridge Rd sold for $1,037,500 on July 13. The seller was Joan G. Buccino, as trustee of the Joan G. Buccino Revocable Trust; the buyer was Old Stockbridge Road LLC.

70 Galway Ct sold for $660,000 on July 15. The seller was Elsa Louise Stone, as trustee of the Elsa Louise Stone Revocable Trust; the buyer was Dime Bank.

215 West St sold for $542,000 on July 13. The sellers were Robin First and Norman A. First; the buyer was Adams Community Bank.

39 Tucker St sold for $52,000 on July 13. The sellers were Stephen F. Turner and Susanne M. Turner; the buyer was Greylock Federal Credit Union.

NEIGHBORHOOD BREAKDOWN

Two deeds during the period involved the same address, 215 West St. On July 13, Robin First and Norman A. First sold the property to Adams Community Bank for $542,000. Three days later, on July 16, Adams Community Bank transferred the property back to Robin First and Norman A. First; that filing, which references a mortgage recorded in Book 7764, Page 57, disclosed no price.

East Street also saw two transactions. A sale at 592 East St closed July 15, with sellers Kristin L. Czelusniak and Thomas R. Czelusniak listed as trustees. A sale at 870 East St closed July 13, with seller Kimberly L. Osborne. Neither deed disclosed a price.

Among the remaining sales, two topped $1 million: 2 St Andrews Ct at $1,175,000 and 215 Old Stockbridge Rd at $1,037,500. One additional sale fell between $500,000 and $1 million: 70 Galway Ct at $660,000. One sale was well under $500,000: 39 Tucker St at $52,000.
