Lenox Sale Prices Range Widely as Most September Deeds Await Pricing

LENOX -- Nine property transfers were recorded in Lenox between Sept. 18 and Oct. 17, but sale prices have so far appeared in registry data for only two of them, limiting a full read on the month's market activity.

MARKET OVERVIEW Registry records show nine deed transfers for the period. Of those, two carry recorded sale prices, ranging from $191,500 to $350,700, with a median of $271,100 between the two. The remaining seven transfers have not yet shown a sale price in registry data, which is typical when a transaction has recently closed. Because pricing information is available for only a fifth of the period's recorded transfers, the raw count of nine deeds does not, on its own, support a broader read on whether buyer or seller conditions shifted this period.

TOP SALES The highest-priced transaction was 18 Lawton St., which sold Sept. 22 for $350,700. The seller was listed as Ryan A. McAteer and the Charlene A. McAteer estate; the buyers were Tiffany Roberts and Ian S. Roberts. The second-highest recorded sale was 3 Rolling Hills, Unit 2, at 8 Meadow Lane, Building 3, within the Rolling Hills condominium complex, which transferred Sept. 23 for $191,500 from seller Gayle Morse to buyers Newrez LLC and Mortgage Electronic Registration Systems Inc. The remaining seven recorded transfers from the period, at 12 Sherwood Drive (two filings), 165 Kemble St., 439 Pittsfield Road, 18 Lawton St. (a separate filing), a second Rolling Hills filing, and 17 Tucker St., have not yet shown sale prices in registry data.

NEIGHBORHOOD BREAKDOWN Lawton Street had two deed recordings in the period: a Sept. 24 transfer from Sunnova TE Management LLC to Charlene and Robin A. McAteer, with no price yet available, and the Sept. 22 sale from the McAteer estate to the Robertses for $350,700. Sherwood Drive also had two filings, both dated Sept. 25 and Sept. 28, both involving seller Citizens Bank NA and buyers Lawrence A. Strauss and Francine Weinberg; neither has a recorded price. The Rolling Hills complex on Meadow Lane had two Sept. 23 filings tied to seller Gayle Morse: the $191,500 transfer to Newrez LLC and Mortgage Electronic Registration Systems Inc., and a separate filing involving Morse and attorney Nicki Belt, with no price yet listed. Single transfers without a repeated street name were recorded at 165 Kemble St. (Canyon Ranch Unit 17, to buyer Laura J. Dinsmore), 439 Pittsfield Road (seller GFA Federal Credit Union, buyer Pittsfield Road LLC) and 17 Tucker St. (buyer David F. Hurst, no seller listed in the record). None of these three carry a recorded price yet.

MARKET NOTES The period's recorded transfers span a mix of property types, including condominium units at Canyon Ranch and Rolling Hills, single-family-style addresses on Lawton Street, Sherwood Drive and Tucker Street, and an LLC-to-LLC transfer on Pittsfield Road. Several addresses, including 18 Lawton St., 12 Sherwood Drive and the Rolling Hills complex, each had two separate deed filings in the same short window; the data does not indicate why. With only two of nine transfers showing a recorded price, no bed, bath or square-footage figures are available from deed records, and price-per-square-foot comparisons cannot be made this period.
