Lenox Deed Records Show Wide Price Gaps as Most Sales Stay Undisclosed

LENOX -- The Middle Berkshire Registry of Deeds recorded 15 property transfers in Lenox between July 17 and August 15, led by a $3.4 million sale on Kemble Street. Sale prices were disclosed in only four of the 15 transactions.

MARKET OVERVIEW

The registry recorded 15 property transfers in Lenox during the period. Of those, four listed a disclosed sale price, ranging from $100,000 to $3,400,000. The median of the four disclosed prices was $276,225. The remaining 11 transactions, which include several mortgage-related recordings and trust transfers, did not include a sale price in the deed record. The raw count of 15 recorded transfers indicates deed activity was present throughout the four-week period, but the low rate of price disclosure, four of 15, limits what can be concluded about broader pricing trends from this dataset alone.

TOP SALES

The highest-priced recorded sale was 4 Kemble Street, which sold for $3,400,000 on July 24. The sellers were Eric George Haythorne and Carol Forsyth Haythorne; the buyer was Lori A. Robbins, trustee of the Cartwheel Revocable Trust. A related deed for the same address, recorded the same day, listed Lori A. Robbins and Sebastians Legacy LLC as sellers, with no price disclosed.

11 Lawton Street sold for $352,450 on July 24. The seller was Stephen Alton Alsdorf; the buyers were Adams Community Bank and Mortgage Electronic Registration Systems Inc.

128 New Lenox Road sold for $200,000 on July 20. The sellers were Sydney Sokuen Chan and So Kuen Chan; the buyer was Adams Community Bank.

589 East Street sold for $100,000 on July 27. The sellers were Michael F. Sheehan and Gabriela Sheehan; the buyer was Greylock Federal Credit Union.

NEIGHBORHOOD BREAKDOWN

East Street recorded two transfers: the $100,000 sale of 589 East Street to Greylock Federal Credit Union on July 27, and a transfer of 870 East Street from William G. Wood to the Town of Lenox on July 23, price not disclosed.

New Lenox Road also recorded two transfers: the $200,000 sale of 128 New Lenox Road to Adams Community Bank on July 20, and a transfer of 359 New Lenox Road from Emily Ann Arrighi and Norberto Emmanuel Rivera Gomez to Sharon Costello on July 23, price not disclosed.

4 Kemble Street generated two recorded deed instruments on July 24: the $3,400,000 sale and a related deed with no price listed.

Among the four disclosed-price sales, one exceeded $1 million (4 Kemble Street), two fell between $100,000 and $500,000 (11 Lawton Street, 128 New Lenox Road), and one sold at $100,000 (589 East Street). No disclosed sale fell in the $500,000-to-$1 million range.

MARKET NOTES

Beds, baths and square footage are not available in deed records and are omitted here. Sale prices were absent from 11 of the 15 recorded transfers, limiting price-based analysis for most of the period's activity.

Banks and credit unions appeared as a party, buyer or seller, in transfers involving 589 East Street, 39 Tucker Street and 169 Housatonic Street (Greylock Federal Credit Union); 36 Dunmore Court, 11 Lawton Street and 128 New Lenox Road (Adams Community Bank); 11 Lawton Street and 80 West Street (Mortgage Electronic Registration Systems Inc); 80 West Street (Village Mortgage Co); and a Lenox filing involving Lee Bank and the U.S. Small Business Administration. The deed data does not indicate whether these transfers were foreclosure-related.

Trust and estate entities also appeared as parties, including the Cartwheel Revocable Trust (buyer, 4 Kemble Street), the Siobhan Marie Enoch Revocable Trust (seller, 11 Westminster Road) and Bishop Estate Association Inc (seller, 215 Old Stockbridge Road). The Town of Lenox appeared as a buyer in the transfer of 870 East Street.
