Lee Sale Prices Range Widely as Most Deeds Omit Consideration Amounts

LEE -- The Middle Berkshire Registry of Deeds recorded 14 property transfers in Lee between July 17 and Aug. 15, but only three included a disclosed sale price, limiting what conclusions can be drawn about the town's broader housing market this period.

MARKET OVERVIEW

Fourteen deeds were recorded in Lee during the period, a count that on its own points to routine registry activity. Of those, three transactions disclosed a sale price, ranging from $30,000 to $463,200, with a median of $200,000 among the disclosed sales. The remaining 11 records did not include a consideration amount, consistent with mortgage discharges, foreclosure-related transfers and other non-sale instruments that make up a large share of registry filings. Because price data is available for only 3 of 14 transactions, this snapshot should be read as partial rather than representative of the full month's activity.

TOP SALES

The highest-priced transaction was 100 South Prospect St., which sold for $463,200 on July 24. Sellers Marni A. Hogne and Christer J. Hogne transferred the property to Mortgage Electronic Registration Systems Inc. and Rocket Mortgage LLC. The second-highest disclosed sale was a unit at 4 Devon Rd. B, which sold for $200,000 on July 20; sellers Benjamin J. Northrup and Shahrzad Yamini Northrup transferred the property to Citizens Bank NA. The third disclosed sale, at $30,000 on July 22, had no street address listed in the deed record; the Berkshire Hills Leisure Lee Owners Association Inc. transferred the property to Rebecca Parisier. Bed, bath and square footage figures were not available from the deed data for any of these transactions.

NEIGHBORHOOD BREAKDOWN

All three disclosed sales fell under $500,000, with prices spread across a wide range within that tier: $30,000, $200,000 and $463,200. No street or neighborhood had more than one disclosed-price sale. One street-level pattern did emerge among the undisclosed-price records: two separate deed instruments recorded during the period reference 25 West Pine St., both naming Jolene Bull as buyer, one dated July 21 from seller Egremont Town and one dated July 24 from seller Pennymac Loan Services LLC. Neither entry disclosed a price.

MARKET NOTES

Financial institutions appear as sellers in several of the period's undisclosed-price records. Lee Bank sold both 130 Elk Dr. and 150 George St., and Greylock Federal Credit Union sold both 1980 Cape St. and 45 Dublin St., patterns consistent with mortgage-related or foreclosure transfers rather than conventional arm's-length sales. The period also included a municipal tax taking, with the Lee Town Treasurer transferring 15 William Pkwy. to Bruce J. and Diane L. Antoniazzi; a municipal acquisition, with 13 Academy St. transferred to the Town of Lee; and a trust-to-individual transfer at 645 Pleasant St., from Susan M. Halpin as trustee to Susan M. Halpin individually. Because deed records do not include bed, bath or square footage figures, no price-per-square-foot or property-type comparison can be made from this data.
