Lee Sale Prices Range From $52,500 To $975,000 Among Four Disclosed Deeds

LEE -- Fifteen property transactions were recorded for Lee at the Middle Berkshire Registry of Deeds between July 10 and Aug. 8, but only four carried a disclosed sale price, ranging from $52,500 to $975,000, with a median of $137,500 among those four.

MARKET OVERVIEW The registry recorded 15 transactions in the period. Of those, four disclosed a sale price: $975,000, $200,000, $75,000 and $52,500, producing a price range of $52,500 to $975,000 and a median of $137,500. The remaining 11 records, including several mortgage discharges, a municipal taking and family or trust transfers, did not disclose a price, which is standard for those document types rather than an indication of withheld sale terms. Because just four of 15 recorded transactions reflect a priced, disclosed sale, the raw count of 15 should not be read as a measure of buyer or seller activity in the town's housing market.

TOP SALES 560 Stockbridge Rd. sold for $975,000 on July 21, the highest disclosed price of the period. Seller Victor Maslov transferred the property to buyers Lori Ann Grazio and Jason David Deroche.

4 Devon Rd. Unit B sold for $200,000 on July 20. Sellers Benjamin J. Northrup and Shahrzad Yamini Northrup transferred the property to Citizens Bank NA.

20 Debra Ave. sold for $75,000 on July 13. Sellers Daniel J. Blaisdell and Erina L. Blaisdell transferred the property to Pittsfield Cooperative Bank.

15 William Pkwy. sold for $52,500 on July 10. Sellers Kathy Lynn Leahey and Kathy L. Leahey transferred the property to Iron Oaks Holdings LLC.

NEIGHBORHOOD BREAKDOWN Stockbridge Road had two recorded transactions in the period: the $975,000 sale at 560 Stockbridge Rd. on July 21, and a mortgage discharge at 530 Stockbridge Rd. on July 13 involving Lee Bank and Louis E. Caropreso as trustee of the Stockbridge Road Nominee Trust, which did not disclose a price. William Parkway also had two recorded transactions at 15 William Pkwy.: a taking by the Lee Town Treasurer on July 20 naming Bruce J. and Diane L. Antoniazzi, with no price disclosed, and the $52,500 sale to Iron Oaks Holdings LLC on July 10. Among the four disclosed sales, one fell above $500,000 (560 Stockbridge Rd. at $975,000), one fell between $100,000 and $500,000 (4 Devon Rd. Six were mortgage-related filings, including discharges and assignments, at 25 West Pine St., 25 First St., 15 Hartwood Rd. and 80 Saint James Ave., plus the 530 Stockbridge Rd. discharge already noted. Two involved government action: a taking at 15 William Pkwy. by the Lee Town Treasurer, and a taking recorded July 17 for Cape Street involving the Massachusetts Department of Highways, which listed no street address or price. Two transfers moved property within the same family without a disclosed price: 645 Pleasant St., where Susan M. Halpin transferred the property from her own trust to herself individually, and 15 Academy St., where Thomas E. Unsworth Jr. and Thomas Unsworth transferred the property to Thomas E. Unsworth Jr. Bedroom, bathroom and square-footage figures are not available from deed records and are omitted. No price-per-square-foot comparison is possible without square-footage data.
