Lee Home Prices Span $20,000 to $300,000 in Latest Filings

LEE -- Nine property transfers were recorded for Lee at the Middle Berkshire Registry of Deeds between Sept. 11 and Oct. 10, but only three carried a sale price by the time records were reviewed, ranging from $20,000 to $300,000.

MARKET OVERVIEW

Nine deeds were recorded in Lee during the period. Three carried a recorded sale price: $20,000, $100,000 and $300,000, a range of $20,000 to $300,000 with a median of $100,000. The other six transactions, several marked in registry data as mortgage discharges, an assignment, a municipal taking or a time-share transfer, show no price; sale prices for recent recordings typically post to the registry within about a week. Because only a third of this period's filings carried price data, the raw count of nine does not by itself indicate whether the period was active or quiet.

These three were the only transactions in the period with a recorded sale price. Bed, bath and square-footage figures are not available from deed records.

NEIGHBORHOOD BREAKDOWN

No street had more than one priced sale. All three priced transactions, at 355 West Rd, 135 Tamarack Ave and 75 Summer St, fell under $500,000. The six unpriced transactions were spread across five additional streets, Via Maria, Hartwood Road, Robert Street, Pleasant Street and Golden Hill, plus one filing with no street address listed, showing no geographic concentration.

MARKET NOTES

Six of the nine deeds recorded in the period were mortgage-related or municipal filings rather than conventional home sales. Records for 145 Via Maria, 90 Hartwood Rd and 25 Golden Hill were logged with "MTG" mortgage-book references, 65 Robert St listed Freedom Mortgage Corp. among the parties, and 1708 Pleasant St was recorded as a "TAK" filing with Lee Town Treasurer as seller and James F. Wheeler as buyer. A separate filing involving a time-share license and Holiday Inn Club Vacations Inc. carried no street address. That mix of filing types, rather than a lack of sales activity, is a likely reason six of the nine transactions in this dataset show no price.

Among the three priced transactions, a bank or credit union was listed as buyer in two: Lee Bank acquired 355 West Rd for $300,000, and Greylock Federal Credit Union acquired both 135 Tamarack Ave for $100,000 and 75 Summer St for $20,000. The data does not indicate why these institutions were the receiving party in each case.
