Known Clarksburg Sale Prices Span $10,000 to $315,000 This Period

CLARKSBURG -- Clarksburg recorded 15 property transfers over the past month, but sale prices had posted for only four of them as of Oct. 10, with the known prices ranging from $10,000 to $315,000. A $315,000 sale on North Eagle Street was the period's highest-priced recorded transaction.

MARKET OVERVIEW

The Northern Berkshire Registry of Deeds recorded 15 property transfers in Clarksburg between Sept. 11 and Oct. 10. Sale prices had been entered for four of those transfers by the cutoff date; the remaining 11 showed no price, which reflects a typical lag in when consideration amounts reach the registry's data rather than any withholding of information by the parties involved. Among the four priced sales, prices ranged from $10,000 to $315,000, with a median of $40,000. Measured by raw count alone, 15 recorded transfers in a single month is a sizable volume of activity for Clarksburg.

TOP SALES

The month's highest-priced recorded transaction was 457 North Eagle Street, which sold for $315,000 on Sept. 29. Mark and Melissa Denault sold the property to Gregory and Darlene Gundler.

370 Cross Road sold for $50,000 on Oct. 1. Shaun M. Lescarbeau was the seller; Adams Community Bank was the buyer.

511 North Eagle Street sold for $30,000 on Sept. 16. Nathan P. St. Pierre was the seller; Adams Community Bank was the buyer.

634 West Cross Road sold for $10,000 on Sept. 14. Michael J. Bushika was the seller; Greylock Federal Credit Union was the buyer.

These four transactions are the only ones in the period with a recorded price available.

NEIGHBORHOOD BREAKDOWN

Eagle Street accounted for four of the month's 15 recorded transfers. Three involved 457 North Eagle Street alone: the $315,000 sale from the Denaults to the Gundlers on Sept. 29, a same-day transfer at the same address with no buyer listed, and an Oct. 9 transfer in which Greylock Federal Credit Union is listed as seller and Mark and Melissa Denault as buyer. A fourth Eagle Street transfer, at 511 North Eagle Street, sold for $30,000 to Adams Community Bank.

Cross Road also had four recorded transfers across three addresses. In addition to the $50,000 sale at 370 Cross Road, that address had a second same-day recording in which Adams Community Bank is listed as seller and Shaun M. Lescarbeau as buyer. The $10,000 sale at 634 West Cross Road and a price-not-yet-available transfer at 60 Cross Road round out that street's activity.

River Road had three recorded transfers across two addresses, including two same-day recordings at 654 River Road, both listing Greylock Federal Credit Union as seller and Chad D. and Carin R. Degrenier as buyers, with no price yet available for either. A separate transfer at 155 River Road, involving sellers Christine A. and Norman Griffin, also has no price on record.

Middle Road had two transfers: 77 Middle Road, from Adams Community Bank to Charles F. and Lucille G. Kelly, and 1100 Middle Road, a transfer from Lucille M. Gageant and the estate of Carl J. Gageant with no buyer listed. Single transfers were also recorded at 375 East Road, involving sellers William T. and Martha Beattie and buyers Aaron E. and Stefan R. Beattie, and at 128 Lincoln Drive, from Citizens Bank N.A. to Robert J. and Ann M. Boulger.

MARKET NOTES

A bank or credit union appears as either the seller or the buyer in eight of the month's 15 recorded transfers. Adams Community Bank is listed as buyer in two of the four priced sales (370 Cross Road and 511 North Eagle Street) and as seller in two price-pending transfers (60 Cross Road and 77 Middle Road). Greylock Federal Credit Union is listed as buyer in one priced sale (634 West Cross Road) and as seller in three price-pending transfers (457 North Eagle Street and the two 654 River Road recordings). Citizens Bank N.A. is listed as seller of 128 Lincoln Drive. That is more than half of all recorded transfers this period involving a lending institution on one side of the deed.

Two transfers appear to be within the same family: 375 East Road, where sellers and buyers share the Beattie surname, and 1100 Middle Road, where the seller is listed as an estate. No bed, bath or square-footage data accompanied any of the 15 deed records, and none of the entries specify whether the properties are single-family, condominium or multi-family.
