Just Two of 12 Otis Sales Carry Prices in Latest Deed Records

OTIS -- The Middle Berkshire Registry of Deeds recorded 12 property transfers in Otis between Sept. 11 and Oct. 10, but sale prices have posted for just two of them, leaving most of the month's market activity still to be reflected in public records.

MARKET OVERVIEW Twelve deeds were recorded in Otis over the four-week period, a pace of roughly three transfers per week. Of those, only two carry a recorded sale price: $497,700 and $992,000. The midpoint of those two figures is $744,850, but because 10 of the 12 transactions still show "price not yet available," that number reflects only the two priced sales and should not be read as representative of the month's overall market. Sale prices for the remaining transfers typically appear in registry data within about a week of recording, so additional figures from this period are expected to surface in the coming days. Based on the raw count alone, 12 recorded deeds is a typical volume for Otis over a monthly span; the data does not support characterizing the pace as unusually brisk or slow.

TOP SALES 254 Harrington Rd. sold for $992,000, recorded Sept. 16. The sellers were Eugene Wong and Iris Sonnenschein; the deed lists Leader Bank NA and Mortgage Electronic Registration Systems Inc. as grantees, consistent with a mortgage-related recording rather than a conventional buyer purchase.

91 Pike Rd. sold for $497,700, recorded Sept. 14. The sellers were Melissa Anne Descoteaux, as trustee, and the Pike Road Nominee Trust; the buyer was Westfield Bank, also indicating a mortgage or foreclosure-related transfer.

No other sales in this period have a recorded price yet. Among the remaining 10 transactions, final prices could place additional properties among the period's top sales once the registry data updates.

NEIGHBORHOOD BREAKDOWN Tolland Road accounted for three of the 12 deeds: 227 Tolland Rd. was recorded twice, once from JPMorgan Chase Bank NA to Sohmer Slade and once from Joshua Hurwitz and Hillary Roberts to Sahoma Stays LLC, and 854 Tolland Rd. transferred within the Laporte family, from Robert J. and Anna M. Laporte to Brendan Laporte and Jennifer Lynn Shanley. No other street had more than one recorded transfer. The remaining eight deeds were spread across Kibbe Road, South Bay Road, Lincoln Road, North Main Road (Klondike Campground), Kinglsey Road, Harrington Road, Pike Road and Ed Jones Road, each with a single transaction. With only two prices on record, price-tier groupings are not yet meaningful.

MARKET NOTES The deed record for this period includes several transactions that are not conventional owner-to-buyer sales. Two parcels moved through transfers involving the town: 134 Kibbe Rd. passed from John and Tracy Mountain to the town of Otis, and an unaddressed Otis parcel passed from the Otis Town Treasurer to Peter J. Riera. Financial institutions appear as grantor or grantee in four of the 12 deeds, at 254 Harrington Rd., 91 Pike Rd., 227 Tolland Rd. (Chase) and 138 Kinglsey Rd. (Traders Trust Co. to Carol J. and Craig J. Heffner), a pattern consistent with mortgage or foreclosure-related recordings. The Klondike Campground property at 759 North Main Rd. lists Debra A. Marquis as both a grantor and a grantee, alongside Brian T. Kennedy as a buyer, indicating a reorganization of ownership rather than a sale to an outside party. One transfer, at 227 Tolland Rd., named an LLC, Sahoma Stays LLC, as buyer. Bedroom, bathroom and square-footage figures are not available in deed records for any of the 12 transactions.
