Just three of 12 Clarksburg deeds recorded a sale price in July

CLARKSBURG -- Twelve property transfers were recorded in Clarksburg between July 10 and Aug. 8, according to Northern Berkshire Registry of Deeds filings, but only three carried a disclosed sale price, limiting what conclusions can be drawn about the town's overall market during the period.

MARKET OVERVIEW The Northern Berkshire Registry of Deeds recorded 12 property transfers in Clarksburg during the period, but only three included a disclosed consideration amount. Among those three, prices ranged from $32,099 to $600,000, with a median of $402,573. Because price data covers just a quarter of recorded transfers, the raw count of 12 recordings does not by itself indicate whether the period was active or quiet for traditional home sales; several of the 12 entries are multiple recorded instruments tied to the same address rather than separate arm's-length sales.

TOP SALES 1333 River Rd sold for $600,000 on July 28. William J. Billy and Rosemary Billy were the sellers; the buyer was the Federal Housing Commissioner.

738 River Rd sold for $402,573 on July 21. Martha Heslip and Michael Guertin were the sellers; the buyers were Mortgage Electronic Registration Systems Inc. and United Wholesale Mortgage LLC.

67 Carson Ave Unit 7 sold for $32,099 on July 30. Thomas Liebenow was the seller; the buyers were Adams Community Bank and the Federal Home Loan Bank of Boston.

The remaining nine recorded transfers did not include a disclosed price.

NEIGHBORHOOD BREAKDOWN River Road: Four of the 12 recorded transfers involved River Road addresses, including three separate instruments tied to 738 River Rd and one covering 1333 River Rd, the period's highest disclosed sale.

Carson Avenue: Four transfers involved 67 Carson Ave, split between Unit 1 and Unit 7, including the period's lowest disclosed price.

Other addresses: Single transfers were recorded at 29 McArthur Dr, 171 Pine Ave, 830 Daniels Rd, and one address listed only as Clarksburg, MA, with no street address given.

By price tier, among the three disclosed sales: one fell under $500,000 ($32,099), one fell in the $500,000-to-$1 million range ($600,000), and one fell just below that range at $402,573.

MARKET NOTES Financial institutions appeared as grantor or grantee in several of the 12 recorded transfers, including Kiavi Funding Inc., Adams Community Bank, the Federal Home Loan Bank of Boston, the Federal Housing Commissioner, Greylock Federal Credit Union, Mortgage Electronic Registration Systems Inc., United Wholesale Mortgage LLC and the Red Mills Condominium Association. This is consistent with mortgage-related recordings, such as discharges or lender-involved transfers, appearing alongside conventional sales in deed data.

Two transfers involved shared family surnames between grantor and grantee: 29 McArthur Dr, from Donald B. and Laurie J. Boudreau to Brian E. and Holly J. Boudreau, and 830 Daniels Rd, from Ada R. Cutting to Zachary R. Levesque and Ada R. Cutting.

The Carson Avenue transfers involved condominium units, based on the "Unit" designations in the deed descriptions, while the River Road and other street addresses did not indicate condominium status. No square footage, bedroom or bathroom data was available from the deed records for any property in this period.
