Hinsdale Sale Prices Range From $75,000 To $265,000 In Late Summer Deeds

HINSDALE -- Thirteen property transfers were recorded in Hinsdale between July 17 and Aug. 15, but only three deeds disclosed a sale price, ranging from $75,000 to $265,000. The bulk of the period's filings were mortgage-related documents, municipal takings and family or entity transfers rather than open-market sales.

MARKET OVERVIEW Of the 13 recorded transfers, three included a disclosed sale price: $75,000, $85,000 and $265,000, for a median of $85,000. With only three of 13 filings reporting a price, the raw count of 13 does not by itself indicate how active the open-market sales environment was; most of the period's recorded activity consisted of mortgage discharges, assignments, municipal takings and transfers within the same family or entity rather than arm's-length sales.

TOP SALES 17 Hemlock Lane sold for $265,000 on July 27. Cornerstone Homebuying LLC was the seller; Sharon A. Viner was the buyer. 185 Pine Cone Lane, Unit 31, at Ashmere Landings sold for $85,000 on Aug. 4. The sellers were Ashmere Landings and Wendy Van Voorhis; the buyer was Westfield Bank. 130 Plunkett Avenue sold for $75,000 on July 22. Ronald J. and Tammy Lachance were the sellers; Greylock Federal Credit Union was the buyer.

NEIGHBORHOOD BREAKDOWN Main Street: Two filings were recorded at 321 Main St. on Aug. 5, both from Pittsfield Cooperative Bank to Paul F. Rodhouse Jr. and Cheri R. Rodhouse as trustees; one document was recorded as a mortgage and the other as an assignment, and neither disclosed a price. Henry Drive: Two filings were recorded at 73 Henry Dr. on July 30, one transferring the property from Catherine A. Cothern to Hinsdale Town and the other a deed among Catherine Anne Cothern and Michael E. Cothern. Neither disclosed a price. Windsor roads: 146 New Windsor Road (a taking recorded from Shirley P. Cornwell and John Turner to Hinsdale Town) and 369 Old Windsor Road (a mortgage document involving Navy Federal Credit Union and Scott A. and Dawn E. Foster) are distinct streets despite the similar name; neither disclosed a price. Remaining addresses: Robinson Road, Pittsfield Road, Pine Cone Lane/Ashmere Landings, Peru Road, Plunkett Avenue and one filing with no listed address each had a single recorded transfer during the period.

MARKET NOTES Deed records for this period show a mix of transaction types beyond conventional sales. Several filings are mortgage instruments rather than sales: discharges and assignments at 321 Main St. and a mortgage at 369 Old Windsor Road. Two properties, 73 Henry Dr. and 146 New Windsor Road, transferred to Hinsdale Town. One filing, 780 Peru Road, shows Ashmere Lake Real Estate Co LLC transferring property to itself. Two filings, 363 Pittsfield Road and the 73 Henry Dr. deed among Cothern family members, appear to be transfers within the same family. One condominium unit, 185 Pine Cone Lane Unit 31 at Ashmere Landings, was among the disclosed-price transfers; deed records do not specify property type for the other filings. No square footage figures are available in deed records, so price-per-square-foot cannot be calculated.
