Hinsdale July Sales Show Wide Price Gaps as Most Transactions Go Undisclosed

HINSDALE -- Eleven property transactions were recorded in Hinsdale between June 26 and July 25, according to Middle Berkshire Registry of Deeds records, but only four disclosed a sale price. The two highest-value transfers, both recorded at $100,000, each named a credit union as buyer.

MARKET OVERVIEW The registry recorded 11 deed transactions in Hinsdale during the period. Of those, four disclosed a sale price, ranging from $25,000 to $100,000, with a median of $82,500 among the disclosed sales. The remaining seven transactions -- nearly two-thirds of the total -- were recorded without a stated consideration amount, which is common for certain deed types, including trust transfers, foreclosure-related conveyances, and municipal transfers. With most prices undisclosed, the four-sale price range offers only a partial picture of the month's market activity.

TOP SALES 369 Old Windsor Rd sold for $100,000 on July 9. Sellers Scott A. Foster and Dawn E. Foster transferred the property to Navy Federal Credit Union.

220 Pittsfield Rd sold for $100,000 on July 3. Sellers Heather Brown and Heather M. Martell transferred the property to Greylock Federal Credit Union.

A Hinsdale property, whose street address was not specified in the deed record, sold for $65,000 on July 6. Sellers Noah August Suddaby and Tara Suddaby transferred the property to Bailey Groves.

68 Church St sold for $25,000 on July 10. Seller Mathew J. Shepard transferred the property to Pittsfield Cooperative Bank and Federal Home Loan Bank of Boston.

NEIGHBORHOOD BREAKDOWN Recorded transfers touched at least 10 differently named streets or roads -- including Church Street, Ashmere Road, South Shore Road, Maple Street, Old Windsor Road, Creamery Road, Shore Drive, Buttermilk Road, Pittsfield Road and Pine Cone Lane -- with no single street accounting for more than one recorded transaction. By price tier among the four disclosed sales: one transaction fell under $50,000 (68 Church St, $25,000), and three fell between $50,000 and $100,000 (369 Old Windsor Rd and 220 Pittsfield Rd, both $100,000, and the undisclosed-address sale at $65,000). The seven undisclosed-price transactions were spread across Ashmere Road, South Shore Road, Maple Street, Creamery Road, Shore Drive, Buttermilk Road and Pine Cone Lane.

MARKET NOTES Seven of the 11 recorded deeds, or roughly two-thirds, did not disclose a sale price. Property types varied: the period's transactions included one condominium unit (95 Pine Cone Ln, Unit 37, at the Ashmere Landings development), individual and family transfers, a trust-related transfer, transfers involving banks as either seller or buyer, a conveyance to Hinsdale Town Conservation, and a filing tied to a special permit before the Hinsdale Town Zoning Board of Appeals.

Three of the four disclosed-price sales -- 369 Old Windsor Rd, 220 Pittsfield Rd and 68 Church St -- named a bank or credit union as the buyer. Two other recorded transactions listed banks as the seller: Citizens Bank NA at 180 Creamery Rd and Fifth Third Bank NA at 143 Buttermilk Rd, both transferring to individual buyers without a disclosed price.

One transaction, at 337 Ashmere Rd, conveyed the property to Hinsdale Town Conservation; no price was disclosed. Another, at 95 Pine Cone Ln, Unit 37, listed the same family name, Hanlon, as both seller and buyer.
