Hancock Sale Prices Span $45,000 To $124,000 In Latest Recorded Deeds

HANCOCK -- Eight deeds were recorded in Hancock between Sept. 11 and Oct. 10, but only two carried a sale price in registry data so far, leaving most of the period's market activity still unpriced.

MARKET OVERVIEW The Northern Berkshire Registry of Deeds recorded eight property transfers in Hancock during the period. Of those, two included a sale price, ranging from $45,000 to $124,000, with a median of $84,500 between the two. The other six sales show price not yet available, which is typical when a deed has been recorded but the consideration amount has not yet posted to the registry's data. Based on the raw count of eight recorded deeds, the period looks active for a town of Hancock's size, though several of the transfers involve financial institutions or an owners association rather than a traditional owner-to-owner sale, as detailed below.

TOP SALES 37 Corey Road sold for $124,000 on Sept. 17. Kristine Hurley was the seller; Deborah Black was the buyer. This was the period's highest-priced recorded transfer.

162 Bailey Road sold for $45,000 on Sept. 11. Donna M. Housand and Leon Housand were the sellers; Rocket Mortgage LLC and Mortgage Electronic Registration Systems Inc. were the buyers.

These were the only two transfers with a recorded sale price this period. The remaining six, at 276 Brodie Mountain Road (two separate transfers), 420 Brodie Mountain Road, 161 Whitman Road, a second transfer at 37 Corey Road, and one Hancock property without a listed street address, all show price not yet available.

NEIGHBORHOOD BREAKDOWN Brodie Mountain Road accounted for three of the eight transfers: two involving 276 Brodie Mountain Road and one involving 420 Brodie Mountain Road. Corey Road accounted for two transfers, including the period's top sale. The remaining three transfers were spread across Whitman Road, Bailey Road and one property listed only as Hancock, MA, without a street address. On price tier, the two recorded sales fall into a sub-$100,000 tier ($45,000) and a $100,000-plus tier ($124,000); no tier can be assigned to the six sales without a recorded price.

MARKET NOTES Several of the period's transfers list a bank, credit union or mortgage-servicing entity as grantor or grantee, each tied to a referenced mortgage book and page: Greylock Federal Credit Union appears as seller on both the 420 Brodie Mountain Road and 161 Whitman Road deeds, Operative Bank appears as seller on one of the 37 Corey Road deeds, and Rocket Mortgage LLC and Mortgage Electronic Registration Systems Inc. appear as buyers on the 162 Bailey Road deed. That is a different pattern from the two owner-to-owner sales with recorded prices.

Two deeds reference a timeshare deed (TDEED) and convey interests to Vacation Village in the Berkshires Owners Association Inc., one for 276 Brodie Mountain Road from Gail Williams and Roland H. Williams, and one for the Hancock property without a listed address, from Robert D. Warner and Patricia L. Warner. A separate 276 Brodie Mountain Road deed conveyed from Patriots Resorts LLC to Roger A. Codding and Theresa Codding.

No bed, bath or square-footage figures were available in the deed records for any property, so no price-per-square-foot comparisons can be made this period.
