Great Barrington Home Prices Range Widely As Only Five Sales Disclose Price

GREAT BARRINGTON -- Thirteen properties changed hands in Great Barrington between Aug. 7 and Sept. 5, with recorded sale prices ranging from $100,000 to $1,050,000 and a median of $476,000 among the transactions that disclosed a price.

MARKET OVERVIEW

The Southern Berkshire Registry of Deeds recorded 13 property transfers in Great Barrington during the four-week period. Of those, five listed a sale price, ranging from $100,000 to $1,050,000, with a median of $476,000. The remaining eight transfers, including several trust and estate transactions, did not include a disclosed consideration amount. With eight of 13 recorded transfers lacking price data, the period's overall market value is difficult to characterize from the raw sales count alone.

TOP SALES

The period's highest-priced transaction was 127 Monument Valley Road, which sold for $1,050,000 on Aug. 14. Sellers Amy Gill and Leo Sblendorio transferred the property to buyer Alva Greenberg.

15 Hollenbeck Avenue sold for $490,000 on Aug. 12. Seller Arthur Jackson transferred the property to buyer Lee Bank.

220 North Plain Road sold for $476,000 on Aug. 14. Seller David Irland transferred the property to buyer Gillian Paolella.

13 Lake Buel Road sold for $120,000 on Aug. 12. Seller Ariana Pancaldo transferred the property to buyers Dina Dunaway and Mia Pancaldo.

54 Division Street sold for $100,000 on Aug. 7. Sellers Elizabeth Sabala and Erzsebet Sabala transferred the property to buyer Deandra Drew.

NEIGHBORHOOD BREAKDOWN

North Plain Road saw the most recorded activity of any street, with three transfers: the $476,000 sale at 220 North Plain Road on Aug. 14, and two transfers of 234 North Plain Road (also recorded as 234 N Plain Road) on Aug. 10 that did not disclose a price, both involving sellers surnamed Royer, including one transfer into a trust. Among the five sales with disclosed prices, one exceeded $1 million (127 Monument Valley Road) and four fell between $100,000 and $500,000 (15 Hollenbeck Avenue, 220 North Plain Road, 13 Lake Buel Road and 54 Division Street). The remaining eight properties, on Hart Street, Wright Lane, Egremont Plain Road, East Street, Mechanic Street, North Plain Road and an unspecified Great Barrington address, recorded no price.

MARKET NOTES

Lee Bank appears on both sides of the recorded transfers: as buyer at 15 Hollenbeck Avenue on Aug. 12 and as seller at 21 Mechanic Street on Aug. 7. Operative Bank was recorded as the seller at 17 Wright Lane on Aug. 11. Massachusetts Electric Co. was recorded as the buyer at 542 Egremont Plain Road on Aug. 12, a transfer distinct from the residential sales elsewhere in the dataset. Two transfers in the period, an unspecified Great Barrington address involving Anita Hotchkiss and her trust, and 234 North Plain Road involving the Royer family, appear to be transfers within the same family or into a trust rather than open-market sales. Of the 13 recorded transfers, only five, or about 38 percent, disclosed a sale price, limiting visibility into overall market value for the period.
