Four Priced October Sales In Egremont Range From $200K To $600K

EGREMONT -- Twelve property deeds were recorded in Egremont during October, but only four carried a sale price by month's end, continuing the registry's typical lag in posting consideration amounts. The priced sales ranged from $200,000 to $600,000, with a median of $300,000.

MARKET OVERVIEW The Southern Berkshire Registry of Deeds recorded 12 property transfers in Egremont from Oct. 2 through Oct. 31. One of those, a transfer at 34 Jud End Rd to Massachusetts Electric Co., was recorded for nominal consideration and is not counted as a market sale. Of the remaining 11 transfers, four carried a recorded sale price: a range of $200,000 to $600,000, with a median of $300,000. The other seven transfers, including two separate deeds on Blunt Road, a unit sale on Hillsdale Road, and a trust-related transfer on Town House Hill Road, had no price posted as of this writing; that is consistent with the registry's usual delay and does not indicate withheld information. With eight of 12 recorded transfers still awaiting price data, a full read on October's market strength will depend on updates expected in the coming weeks.

NEIGHBORHOOD BREAKDOWN Blunt Road saw the most activity of any street in October, with five separate deeds recorded there: 67, 71, 73, 83 and 85 Blunt Rd. Two of those, at 71 and 73 Blunt Rd, carried prices of $350,000 and $250,000, respectively; the other three, including two sold by Beatrice Holdings LLC and one by Blunt Road LLC and Blunt Road II LLC, have no price on file yet. Hillsdale Road also had two transfers in October: the $600,000 sale at 195 Hillsdale Rd and a separate transfer of the Unit C condominium at the same address, which has no recorded price. Among the four sales with prices, three fell under $500,000 (73 Blunt Rd, 23 North Undermountain Rd, and 71 Blunt Rd) and one fell in the $500,000-to-$1 million tier (195 Hillsdale Rd). No sale exceeded $1 million.

MARKET NOTES Two of October's buyers were financial institutions: Lee Bank acquired 71 Blunt Rd and Greylock Federal Credit Union acquired 23 North Undermountain Rd. The deed data does not indicate the circumstances of those transfers. The sale at 195 Hillsdale Rd included a separate unit transfer at the same street address (195 Hillsdale Rd Unit C), suggesting a multi-unit property, though no price was recorded for the unit sale.
