Four Priced Hinsdale Sales Span $21,499 to $630,000 Range

HINSDALE -- The Middle Berkshire Registry of Deeds recorded 13 property transfers in Hinsdale during the period Sept. 11 through Oct. 10, but only four carry a sale price so far, with the rest likely to populate in the registry's data in the coming days.

MARKET OVERVIEW Among the four transactions with a recorded price, sale prices ranged from $21,499 to $630,000, with a median of $137,500. Nine of the 13 recorded transfers, or about 69%, do not yet show a sale price. That is typical for deed data moving through the registry, and some of those filings are mortgage-discharge documents, conservation orders, or family and trust transfers rather than conventional sales. With most of the period's price data still outstanding, the raw count of 13 recorded deeds is the clearest available signal of activity, and it is too early to characterize price direction for the month.

TOP SALES The highest-priced recorded transaction was 720 Robinson Rd, which sold for $630,000 on Sept. 15; the seller was listed as Nicholas E. Disantis and Lindsay D. Disantis, and the buyer as Citizens Bank NA. The next-highest was an unspecified Hinsdale property that sold for $225,000 on Sept. 25, with Warren J. Wetherell as seller and Greylock Federal Credit Union as buyer; deed records do not list a street address for this transfer. At 145 George Schnopp Rd, the property sold for $50,000 on Sept. 22, with Linda Anne Adriance as seller and Greylock Federal Credit Union as buyer. The lowest of the four priced sales was 90 Curtis St, which sold for $21,499 on Sept. 23; the seller was listed as Edmond J. Supple Jr., and the buyer as Figure Lending LLC and Dart Collateral Manager LLC.

NEIGHBORHOOD BREAKDOWN Three streets each had two deed filings during the period. Bingham Street saw two recordings at 40 Bingham St, dated Sept. 25 and Sept. 28; neither has a recorded price. Main Street saw two recordings at 116 Main St, both dated Sept. 28; one lists Bruce P. March and Sunshine T. March as buyers, and neither has a recorded price yet. Curtis Street saw two recordings at 90 Curtis St, dated Sept. 17 and Sept. 23; only the Sept. 23 filing carries a price, the $21,499 noted above. Among the four priced sales, two fell under $100,000 (90 Curtis St and 145 George Schnopp Rd), one fell between $100,000 and $500,000 ($225,000), and one exceeded $500,000 ($630,000 at 720 Robinson Rd).

MARKET NOTES Bed, bath and square-footage figures are not available from deed records for any transaction in this period. A bank or credit union appears as the buyer in three of the period's filings: Greylock Federal Credit Union at both 145 George Schnopp Rd and the unspecified Hinsdale property, and Citizens Bank NA at 720 Robinson Rd. Several other transfers moved property within the same family or into a trust: 35 Shore Dr passed among Breitmaier family members, 64 White Birch Ln transferred from Kenneth Levitt to the Kenneth Levitt Revocable Trust, and 369 Old Windsor Rd lists trustees, Scott A. Foster and Dawn E. Foster, as sellers. None of these family or trust transfers has a recorded sale price.
