FLORIDA -- Eleven property transfers were recorded in Florida between July 24 and Aug. 22, with disclosed sale prices ranging from $12,000 to $817,500 and a median of $225,000 among the five transactions that listed a price.

MARKET OVERVIEW Eleven deeds were recorded in Florida during the four-week period. Five of the 11 listed a disclosed consideration amount, ranging from $12,000 to $817,500, with a median sale price of $225,000 among those five. The remaining six transfers, more than half of all recorded activity, did not list a sale price, which is common for family, trust, or lender-related deed filings. Based on the raw count alone, 11 recorded transfers in under a month reflects a period of measurable recording activity for the town.

TOP SALES The highest-priced transaction was 65 North County Road, which sold for $817,500 and was recorded Aug. 4. The sellers were Timothy P. Alexander and Diana M. Alexander; the buyers listed on the deed are Mortgage Electronic Registration Systems Inc. and Longbridge Financial LLC.

16 Mohawk Trail sold for $259,600, recorded July 31. The seller was Melani Mielke; no buyer was listed in the deed record.

129 Monroe Road sold for $225,000, recorded Aug. 7. The seller was Michael Maloney; the buyer was Adams Community Bank.

4 Olson Road sold for $81,526, recorded July 31. The sellers were Troy Hartlage and Courtney Hartlage; the buyer was Adams Community Bank.

Whitcomb Hill Road: Two mortgage-related instruments were recorded at 197 Whitcomb Hill Road, both naming Greylock Federal Credit Union as grantor and Kathryn R. Gaspardi as grantee. Neither disclosed a price.
