Florida Home Prices Span Wide Range as Just Four of Ten Sales Disclose Price

FLORIDA -- Ten deeds recorded in Florida from July 10 through Aug. 8 show sale prices ranging from $12,000 to $817,500, but only four of the ten transactions disclosed a price, limiting what the data shows about the broader market.

MARKET OVERVIEW Ten sales were recorded during the period. Among the four transactions with a disclosed price, values ranged from $12,000 to $817,500, with a median of $170,563. The raw count of ten recorded deeds in a four-week span reflects a normal volume of activity for a small town, but with six of ten sales carrying no disclosed price, the available figures capture only part of the period's total transaction value.

TOP SALES 65 N County Rd sold for $817,500 on Aug. 4, the highest-priced transaction of the period. Sellers Timothy P. Alexander and Diana M. Alexander transferred the property to Mortgage Electronic Registration Systems Inc. and Longbridge Financial LLC.

16 Mohawk Trail sold for $259,600 on July 31. Melani Mielke was listed as seller; no buyer was disclosed in the deed record.

4 Olson Rd sold for $81,526 on July 31. Troy and Courtney Hartlage transferred the property to Adams Community Bank.

107 Monroe Rd sold for $12,000 on Aug. 5. Delrico Gomes transferred the property to Julio Ortiz.

NEIGHBORHOOD BREAKDOWN Mohawk Trail saw the most recorded activity of any street, with three transfers during the period: 16 Mohawk Trail ($259,600, July 31), 214 Mohawk Trl (price not disclosed, July 30) and 121 Mohawk Trail (price not disclosed, July 30), the latter transferred from Christopher K. and Nancy J. Embry to LCLNT LLC.

Monroe Road had two recorded transfers: 107 Monroe Rd ($12,000, Aug. 5) and 31 Monroe Rd (price not disclosed, July 22), the latter transferred from Mortgage Electronic Registration Systems Inc. and Advisors Mortgage Group LLC to Robert E. and Pamela K. Horner.

County Road also had two recorded transfers: 65 N County Rd ($817,500, Aug. 4) and 0 South County Rd (price not disclosed, July 27), the latter transferred from Order of Conditions and Tim Craig.

Among sales with disclosed prices, one fell under $100,000 (4 Olson Rd, $81,526, and 107 Monroe Rd, $12,000), one fell in the $100,000-to-$500,000 range (16 Mohawk Trail, $259,600), and one exceeded $500,000 (65 N County Rd, $817,500).

MARKET NOTES Six of the ten recorded deeds did not disclose a sale price, meaning the $12,000-to-$817,500 range and $170,563 median reflect only the four transactions where a price was recorded, not the full set of activity for the period.

One transfer, an unaddressed Florida, MA property recorded July 31, moved from Philip Maslon to Luisa Maslon and Nicholas Maslon, a transfer within the same family. No price was disclosed for that transaction.

Two of the ten deeds involved Mortgage Electronic Registration Systems Inc., as buyer in the 65 N County Rd transfer and as a seller alongside Advisors Mortgage Group LLC in the 31 Monroe Rd transfer. Bed, bath and square-footage data were not available in the deed records for any property in this period.
