Few Peru Home Sales Disclose Price as Nine Deeds Record in July

PERU -- Nine deeds were recorded in Peru during the four-week period ending Aug. 1, led by a $980,000 sale on Haskell Road, though a sale price was disclosed in fewer than half of the period's transactions.

MARKET OVERVIEW Nine property transfers were recorded in Peru from July 3 through Aug. 1. Of those, four included a disclosed sale price, ranging from $70,000 to $980,000, with a median of $131,916. The remaining five transactions -- including a trust conveyance, an estate transfer to the town, and several mortgage-related deeds -- did not disclose a sale price, which is common in registry of deeds filings. Nine recorded transfers over four weeks is a modest volume by raw count alone, though without comparable prior-period data the level of activity cannot be characterized further. With price data available for less than half the period's transactions, overall dollar volume cannot be fully assessed.

TOP SALES 13 Haskell Road sold for $980,000 on July 29, the largest disclosed sale of the period. The seller was Brian Kopinto, as trustee of the Haskell Road Land Trust; the buyers were James Weaver and Twila Weaver. 16 Garnet Mountain Lane sold for $164,832 on July 10. Heather L. Belanger was the seller; the buyer of record was EMM Loans LLC and Mortgage Electronic Registration Systems Inc. 12 Ash Lane sold for $99,000 on July 9. Christina M. Siemer and Raymond A. Siemer were the sellers; Greylock Federal Credit Union was the buyer. 51 Middlefield Road sold for $70,000 on July 6. Arnold Sour and Doris M. Sour were the sellers; Greylock Federal Credit Union was the buyer.

NEIGHBORHOOD BREAKDOWN No street in this period had more than one recorded sale, so transactions are grouped by price tier instead. Three of the four disclosed-price sales fell under $200,000: 51 Middlefield Road ($70,000), 12 Ash Lane ($99,000) and 16 Garnet Mountain Lane ($164,832). One sale, 13 Haskell Road, fell between $500,000 and $1 million, at $980,000. No disclosed sales fell between $200,000 and $500,000, or above $1 million. Five transactions in the period did not disclose a price: 13 David Drive, 15 Stephanie Lane, 8 Kreutzer Road, 17 Hillside Road and 78 East Main Road.

MARKET NOTES Greylock Federal Credit Union was named as buyer in two separate transactions this period, at 12 Ash Lane and 51 Middlefield Road. Several July deeds named a bank, credit union, mortgage servicer or government entity as a party, rather than two private individuals. Those included Mortgage Electronic Registration Systems Inc. and UBS Bank USA at 15 Stephanie Lane, All In Credit Union at 13 David Drive, EMM Loans LLC and Mortgage Electronic Registration Systems Inc. at 16 Garnet Mountain Lane, and Greylock Federal Credit Union at 12 Ash Lane and 51 Middlefield Road. The town of Peru was the buyer of record for 8 Kreutzer Road, acquiring the property from the estate of Shelley D. Cook. Bedroom, bathroom and square-footage figures are not available in registry of deeds data and are not reported here.
