Disclosed Stockbridge Home Sales Range From $190,000 To $500,000 This Month

STOCKBRIDGE -- Seventeen property transfers were recorded at the Middle Berkshire Registry of Deeds for Stockbridge between Aug. 14 and Sept. 12, but the month's most notable pattern wasn't a price, it was a buyer: the Town of Stockbridge, which took ownership of seven properties in a single day. Only four of the 17 recorded deeds disclosed a sale price.

MARKET OVERVIEW Of the 17 transfers recorded, four listed a sale price, ranging from $190,000 to $500,000, with a median of $326,000 among those four. With 13 of 17 transactions carrying no disclosed consideration, the price data alone cannot characterize the broader market. By raw transaction count, 17 recorded deeds in a four-week window is a high volume for a town the size of Stockbridge, though much of that volume reflects a single cluster of municipal acquisitions rather than dispersed owner-to-owner sales.

TOP SALES The month's highest-priced disclosed sale was 3 Church St., which sold for $500,000 on Aug. 18; the seller was listed as Lynn P. Edelstein. At 16 Quiet Knoll Rd., the property sold for $450,000 on Aug. 18, with sellers Jason St. Peter and Christa H. St. Peter. At 34 Church St., the property sold for $202,000 on Aug. 17; sellers Carol Cespedes and Benny Orpiano Cespedes transferred the property to buyers Axos Bank and Mortgage Electronic Registration Systems Inc. At 41 Main St. Unit 7 (Stone Court), the unit sold for $190,000 on Aug. 21; sellers were listed as Stone Court and Susan M. Barney, with buyer Patricia W. Glynn. No bed, bath or square footage data was available for any transaction.

NEIGHBORHOOD BREAKDOWN Six properties, at 30 Main St., 12 and 14 Elm St., 2 and 4 Maple St., and 1 South St., were transferred from Roaring LLC to the Town of Stockbridge on Aug. 21, none with a disclosed price. That same day, 41 Main St. also transferred from Harry I. Barney and Susan M. Barney to the town, meaning three of the month's transactions involved Main Street. Church Street saw two sales: the $500,000 transfer at 3 Church St. and the $202,000 transfer at 34 Church St. Glendale Road recorded two same-day transactions on Aug. 14: an internal transfer of 8 Glendale Rd. within the Goudey family trust, followed by a sale of the same address to Bluebird Meadows LLC, with no price disclosed for either. Pine Street recorded two instruments on Aug. 20, a mortgage discharge and an assignment tied to 14 Pine St., both involving Lee Bank and Pine Street of Lenox Associates LP, neither disclosing a price. Among the four disclosed prices, two sales exceeded $400,000 (3 Church St. and 16 Quiet Knoll Rd.) and two fell below $250,000 (34 Church St. and 41 Main St. Unit 7).

MARKET NOTES Two transactions involved condominium units: 41 Main St. Unit 7 at Stone Court and 19 Hawthorne Rd. Unit GH3, the latter transferring from Mortgage Electronic Registration Systems Inc. and KeyBank NA to Paul J. Reichenbach and Cathy A. Goodfriend with no price disclosed. Several other transactions named banks or mortgage-registration entities as a party, including Axos Bank and Mortgage Electronic Registration Systems Inc. at 34 Church St., Adams Community Bank at 12 Larrywaug Crossroad, and Lee Bank at 14 Pine St., indicating a share of the month's recorded deeds were mortgage discharges, assignments, or lender-related instruments rather than conventional owner-to-buyer sales. The seven Roaring LLC-to-town transfers on Aug. 21, spanning Main, Elm, Maple and South streets, accounted for 41 percent of the month's total recorded deeds.
