Disclosed Richmond sale prices range from $75,000 to $350,000 in July

RICHMOND -- Fourteen property transfers were recorded in Richmond during the period covering July 3 through Aug. 1, according to Middle Berkshire Registry of Deeds records, but only four of those filings disclosed a sale price.

MARKET OVERVIEW The registry recorded 14 property transfers in Richmond during the period. Of those, four disclosed a sale price, ranging from $75,000 to $350,000, with a median of $122,500 based on the disclosed transactions. The remaining 10 filings -- including bank-to-borrower transfers, trust transfers and mortgage-related documents -- did not include a consideration amount. With price data available for less than a third of recorded transfers, the raw count of 14 filings does not by itself indicate whether the period was active or quiet in terms of traditional home sales.

TOP SALES The highest-priced disclosed sale was a property on 627 Lenox Rd, which sold for $350,000 on July 27. The seller was listed as Paul Des and Paul; no buyer name was provided in the deed record.

A property on 399 State Rd sold for $170,000 on July 14. The seller was listed as Lee Liang Ern S, and the buyers were Guaranteed Rate Inc and Mortgage Electronic Registration Systems Inc.

A property listed only as Richmond, MA, without a street address, sold for $75,000 on July 31. The sellers were Amanda L. Hughes and Edward D. Hughes, and the buyer was Richmond Shores LLC.

A property on 465 Swamp Rd also sold for $75,000, recorded July 13. The sellers were Lawson A. Davis and Gail A. Davis, and the buyers were listed as Mortgage Electronic Registration Systems Inc and Rocket Mortgage LLC.

NEIGHBORHOOD BREAKDOWN Dublin Road saw the most recorded activity, with three filings: 1986 Dublin Rd (price not disclosed, July 27), and two filings at 2215 Dublin Rd (both price not disclosed, July 21). State Road also had three filings: 2801 State Rd (price not disclosed, July 24) and two filings at 399 State Rd, one price not disclosed (July 20) and one at $170,000 (July 14). Lenox Road had two filings: 627 Lenox Rd at $350,000 (July 27) and 1310 Lenox Rd, price not disclosed (July 8). Swamp Road also had two filings: 2175 Swamp Rd (price not disclosed, July 14) and 465 Swamp Rd at $75,000 (July 13). The remaining filings were single transfers on Sleepy Hollow Road, Summit Road, Canaan Road and one address recorded only as Richmond, MA.

MARKET NOTES Beds, baths and square footage are not available from deed records and are omitted here. Ten of the 14 recorded filings involved a bank, mortgage company or mortgage-registration entity as either grantor or grantee -- among them Lee Bank, Citibank NA, Mortgage Electronic Registration Systems Inc, Mortgage Research Center LLC, Guaranteed Rate Inc, Fairway Independent Mortgage Corp and Rocket Mortgage LLC -- indicating a mix of mortgage-related filings alongside traditional property sales during the period. At least three filings appear to be transfers within the same family or into a trust rather than open-market sales: 587 Canaan Rd (seller and buyer both listed under variations of the Adams name), 2215 Dublin Rd (seller Eileen Martin transferring to Eileen Martin as trustee and a living trust), and 1310 Lenox Rd (buyers listed as Irma Godlin and Irma D. Godlin). No motivation for these transfers is indicated in the deed records.
