Disclosed Home Prices In Great Barrington Range From $375,000 To $1.05 Million

GREAT BARRINGTON -- Nine property transfers were recorded at the Southern Berkshire Registry of Deeds between Aug. 14 and Sept. 12, with the priciest disclosed sale, a Monument Valley Road property, closing at $1,050,000. Four of the nine transactions did not include a disclosed sale price.

MARKET OVERVIEW Nine deeds were recorded in the period. Of those, five listed a sale price, ranging from $375,000 to $1,050,000, with a median of $630,000. The remaining four transactions, including two involving the same North Plain Road property, did not disclose a price, which is common in deed records and does not necessarily indicate the transactions were smaller. With just over half of recorded transfers showing a price, the disclosed figures offer only a partial view of the period's overall market activity.

TOP SALES The highest-priced transaction was 127 Monument Valley Road, which sold for $1,050,000 on Aug. 14. Sellers Amy Gill and Leo Sblendorio transferred the property to buyer Alva Greenberg.

321 North Plain Road sold for $832,750 on Aug. 19. Sellers Briana Daniel Byrnes and Kellen Joseph Byrnes transferred the property to Homestead Funding Corp and Mortgage Electronic Registration Systems Inc.

A Great Barrington property sold for $630,000 on Aug. 20. Central Berkshire Habitat For Humanity Inc. was the seller; Federal Home Loan Bank of Boston and Adams Community Bank were listed as buyers. No street address was included in the deed record for this transaction.

220 North Plain Road sold for $476,000 on Aug. 14. Seller David Irland transferred the property to buyer Gillian Paolella.

155 East Street sold for $375,000 on Aug. 14. The sellers were listed as the estate of Ted Portnoff and Todd Portnoff as personal representative; buyers were William Finkelstein and Barbara Schnitzler.

NEIGHBORHOOD BREAKDOWN North Plain Road saw the most activity of any street in the period, with three recorded transfers: 220 North Plain Road ($476,000), and two transactions at 321 North Plain Road/321 North Plain Rd recorded the same day, Aug. 19, one for $832,750 to an outside buyer and one between two individuals sharing the Byrnes surname with no price disclosed. By price tier among the five disclosed sales: two fell under $500,000 (155 East Street and 220 North Plain Road), two fell between $500,000 and $1 million (the Great Barrington property at $630,000 and 321 North Plain Road at $832,750), and one exceeded $1 million (127 Monument Valley Road).

MARKET NOTES Four of the nine recorded transfers, nearly half, did not disclose a sale price, including 6 Thrushwood Lane, 242 State Road, 35 Mechanic Street and one of the two 321 North Plain Road transactions. Beds, baths and square footage were not available in the deed data for any property. Several transfers in the period were not conventional third-party sales: the 155 East Street deed involved an estate and its personal representative, the second 321 North Plain Road deed transferred the property between two people sharing the Byrnes surname, the Great Barrington property at $630,000 listed Federal Home Loan Bank of Boston and Adams Community Bank as buyers alongside seller Central Berkshire Habitat For Humanity Inc., 35 Mechanic Street listed Solar Mosaic Inc. as seller, and 242 State Road listed the Town of Sheffield and a Great Barrington CDBG housing rehabilitation program as sellers. The deed data does not indicate the reason for these transfers.
