Dalton home prices span $100,000 to $768,500 in October deeds

DALTON -- A unit at Silver Maple Farm on Cider Lane sold for $768,500 in October, the month's highest recorded price, even as 12 of the 17 property transfers recorded at the Middle Berkshire Registry of Deeds still lack sale-price information.

MARKET OVERVIEW The registry recorded 17 property transfers in Dalton during October 2026, but only five carried a recorded sale price by the time this report was compiled. Among those five, prices ranged from $100,000 to $768,500, with a median of $200,000. Because 12 of the 17 recorded documents are still pending price data, nominal-consideration transfers or mortgage-related filings, the raw count of 17 recorded transfers does not by itself indicate whether the month was active or quiet in terms of completed home sales.

TOP SALES The month's highest-priced transaction was 83 Cider Lane, Unit 9, at Silver Maple Farm, which sold for $768,500. The seller was Silver Maple Farm and Yona D. Hermann; the buyer was Lois Joy Lester, trustee of the Lester Family Nominee Realty Trust.

150 North Street, Unit 2/G, at Weston Pond sold for $225,000. Thomas Perreault was the seller and Karen Hume the buyer.

116 North Mountain Road sold for $200,000. The sellers were Carlene J. Arambula and Robert J. Arambula, as trustees, and the buyer was Greylock Federal Credit Union.

208 East Street sold for $110,000. Antonio P. and Margaret A. Pagliarulo were the sellers; John M. and Elizabeth M. King were the buyers.

55 Norwich Drive sold for $100,000. Derek J. and Elisabeth Johnson were the sellers, and Pittsfield Cooperative Bank was the buyer.

NEIGHBORHOOD BREAKDOWN No street had more than one transaction among the five priced sales this month. By price tier, four of the five priced sales fell under $500,000: 100,000 at Norwich Drive, $110,000 at East Street, $200,000 at North Mountain Road and $225,000 at North Street/Weston Pond. One sale, the $768,500 Cider Lane condominium unit, was the only transaction recorded above $500,000.

MARKET NOTES Several of the month's recorded documents were mortgage discharges rather than property sales, identifiable by "MTG IN BK" references in the address field; these involved Greylock Federal Credit Union, Mortgage Electronic Registration Systems Inc., Better Mortgage Corp. and Goodleap LLC. The town of Dalton was the buyer in three separate transfers this month: 83 Cider Lane, 65 Johnson Road and 40 Depot Street, none of which carry a recorded price yet. A transfer at 28 Franklin Street was recorded for nominal consideration under $10,000, from Bert Jan Van Herck to Terra Argenta LLC, and is not reflected in the sales figures above. No square footage or bedroom/bathroom data was available in the deed records for any property, so no price-per-square-foot comparisons could be calculated.
