Cheshire sale prices span $30,000 to $340,000 in monthly deed filings

CHESHIRE -- Sixteen property transfers were recorded in Cheshire between Aug. 7 and Sept. 5, but only six listed a sale price, ranging from $30,000 to $340,000. The disclosed sales produced a median price of $90,000.

MARKET OVERVIEW The Northern Berkshire Registry of Deeds recorded 16 transfers involving Cheshire property in the four-week period. Of those, six carried a disclosed consideration amount, ranging from $30,000 to $340,000, with a median of $90,000 among the disclosed sales. The remaining 10 transfers, most involving banks, trusts, mortgage holders or family members, did not list a price. Because two-thirds of the period's recorded transfers have no disclosed price, the six-sale sample is too small to characterize overall demand or pricing trends with confidence.

TOP SALES The month's highest-priced transfer was 47 Ingalls Rd, which sold for $340,000 on Aug. 11. Glenn J. Rosse and Patricia A. Rosse were the sellers; Alfred G. Gelinas Jr. and Amy R. Gelinas, both listed as trustees, were the buyers. The second-highest was 186 Willow Cove Rd, which sold for $336,000 on Aug. 11. Patrick Oconnell was the seller; Greylock Federal Credit Union was the buyer. 335 Outlook Ave sold for $100,000 on Aug. 20. Susan Burzimati and John Burzimati were the sellers; Citizens Bank N.A. was the buyer. 652 Notch Rd sold for $80,000 on Aug. 21. Devon M. Whalen and Sydney Whalen were the sellers; Adams Community Bank was the buyer. 740 Notch Rd sold for $50,000 on Aug. 17. Jared Jerome Martin was the seller; Greylock Federal Credit Union was the buyer.

NEIGHBORHOOD BREAKDOWN Willow Cove Road saw three recorded transfers: the $336,000 sale at 186 Willow Cove Rd on Aug. 11; a separate tax-taking transfer at the same address from the town of Cheshire to Patrick Oconnell, recorded Aug. 20 with no price disclosed; and a transfer at 120 Willow Cove Rd recorded Aug. 11, listing Arija E. Logins and Ian M. Swindlehurst as sellers with no buyer or price listed in the record. Notch Road had two disclosed sales: $80,000 at 652 Notch Rd and $50,000 at 740 Notch Rd, both with banking institutions as buyers. Outlook Avenue had two transfers: the $100,000 sale at 335 Outlook Ave and an undisclosed-price transfer at 650 Outlook Ave from Greylock Federal Credit Union to David A. Murach and Gabrielle Murach. Richmond Hill Road had two transfers at 252 Richmond Hill Rd: a $30,000 sale from Richard J. Towle to Adams Community Bank, and a separate, undisclosed-price transfer involving QS Lending Trust and trustee Steven A. Ross. Brough Road had two undisclosed-price transfers at 222 Brough Rd, recorded four days apart, both listing sellers only with no buyer named in the data. Among the six disclosed sales, three fell below $100,000 (Richmond Hill, both Notch Road sales) and three fell at or above $100,000 (Outlook Avenue, Willow Cove Road, Ingalls Road).

MARKET NOTES Five of the 16 recorded transfers list a bank or credit union as the buyer: Adams Community Bank (652 Notch Rd, 252 Richmond Hill Rd) Citizens Bank N.A. (335 Outlook Ave) and Greylock Federal Credit Union (740 Notch Rd, 186 Willow Cove Rd). Two additional transfers list a mortgage holder, Mortgage Electronic Registration Systems Inc. or Homebridge Financial Services Inc., as the seller, at 40 Curran Rd and 206 Shadowland Cove Rd. Bed, bath and square-footage figures are not available in deed records and are omitted here. One transfer, at 294 Railroad St, added a second name, Tammy L. Giorgi, to an existing owner's title with no price listed, a same-family record. No sale in the disclosed group exceeded $340,000, and no transfer type beyond single-property residential deeds appeared in the dataset provided.
