Bank and Institutional Transfers Account for Most Monterey Deed Activity in July-August

MONTEREY -- Fifteen property deeds were recorded in Monterey between July 24 and Aug. 22, and financial institutions or the town tax collector appeared as buyer or seller in nine of them, more than half the period's activity.

MARKET OVERVIEW

Fifteen sales were recorded in the four-week period. Only four included a disclosed sale price, ranging from $30,000 for 453 Main Rd to $575,000 for 99 Beartown Mountain Rd. The median of those four disclosed prices was $262,500. The remaining 11 transfers, including several trust transfers and bank-related dispositions, carried no stated consideration in the deed record. With no prior-month figures available for comparison, the raw count of 15 recorded deeds cannot be characterized as active or quiet relative to a typical period.

TOP SALES

99 Beartown Mountain Rd sold for $575,000 on Aug. 14, the highest disclosed price of the period. The seller was listed as Joy Simha and Vasu Chari; the buyer as Rocket Mortgage LLC and Mortgage Electronic Registration Systems Inc.

25 Fox Hill Rd sold for $400,000 on July 30. The seller was Matthew A. Amstead; the buyer was Lee Bank.

55 Main Rd sold for $125,000 on Aug. 18. The sellers were Anna Dimov and Marc Dimov; the buyers were Lead Bank and Mortgage Electronic Registration Systems Inc.

453 Main Rd sold for $30,000 on Aug. 3. The sellers were Michael F. Carroll and Cara M. Carroll; the buyer was Greylock Federal Credit Union.

The remaining 11 transfers recorded during the period did not include a disclosed price and could not be ranked.

NEIGHBORHOOD BREAKDOWN

Main Rd saw four separate transfers during the period, at 349, 55, 404 and 453 Main Rd, more than any other street. Beartown Mountain Rd had three, including two recorded the same day, Aug. 14, at 99 Beartown Mountain Rd, and a third at 185 Beartown Mountain Rd. Among sales with disclosed prices, three fell under $500,000 (55 Main Rd, 453 Main Rd, and 25 Fox Hill Rd) and one fell in the $500,000-to-$1 million range (99 Beartown Mountain Rd). No disclosed sale exceeded $1 million.

Nine of the 15 recorded transfers involved a bank, mortgage company, credit union or the town tax collector as buyer or seller: Berkshire Bank as seller at 186 Blue Hill Rd and 185 Beartown Mountain Rd; NBT Bank NA as seller at 349 Main Rd and 10 Buckingham Ln; Lead Bank and Mortgage Electronic Registration Systems Inc. as buyer at 55 Main Rd; Rocket Mortgage LLC and Mortgage Electronic Registration Systems Inc. as buyer at 99 Beartown Mountain Rd; Greylock Federal Credit Union as buyer at 453 Main Rd; Lee Bank as buyer at 25 Fox Hill Rd; and the Monterey Town Collector as buyer at 94 Brett Rd.

Four transfers moved property from an individual to a trust held by the same person or family: 70 Harmon Rd, from Joel T. Nowak and Wendy A. Lebowitz to Joel Nowak Tr and Maxim Nowak Tr; 404 Main Rd, from David Micklewright Tr and Emma Micklewright to Emma L. Micklewright Tr and David W. Micklewright Tr; and two properties, one listed only as Monterey with no street address and one at 68 Tyringham Rd, both from Meredith Friedman to Meredith Friedman Tr.

No bedroom, bathroom or square-footage data was available in the deed records for any property, so no price-per-square-foot comparison is possible. Property type (single-family, condominium or multi-family) also could not be determined from the deed records provided.
