PITTSFIELD -- Eleven property deeds were recorded in Pittsfield between July 10 and Aug. 8, but only four of them listed a sale price, and every one of those four named a bank or credit union as the buyer.

MARKET OVERVIEW The Middle Berkshire Registry of Deeds recorded 11 property transfers in Pittsfield during the four-week period, all dated July 10. Four of the 11 transfers, or roughly a third, listed a consideration amount. Among those four, prices ranged from $23,000 to $480,000, with a median of $97,500. The remaining seven transfers carried no disclosed price, including two filings that reference mortgage book and page numbers rather than a standard sale deed, and one transfer to the city of Pittsfield. Because more than half the recorded deeds list no price, the raw count of 11 transfers does not by itself indicate whether the period was active or quiet; the disclosed-price sample is too small to characterize the broader market's direction.

TOP SALES The highest-priced transaction was 161 Leona Drive, which sold for $480,000. Michael J. Williams was the seller; Adams Community Bank was the buyer. The second-highest sale was 49 Elmview Terrace, at $135,000. Evan J. Cornish and Susan C. Cornish were the sellers; Greylock Federal Credit Union was the buyer. 1025 Pecks Road sold for $60,000. The seller was listed as Jennifer C. Jones, also recorded as Jennifer C. Noyes; Greylock Federal Credit Union was the buyer. 65 Roxbury Avenue sold for $23,000. Mindy G. Miraglia was the seller; Adams Community Bank was the buyer. No bed, bath or square-footage figures were available for any of these properties in the deed data.

NEIGHBORHOOD BREAKDOWN None of the four disclosed-price sales shares a street, so no geographic cluster emerges among the priced transactions. By price tier, two sales fell under $100,000: 1025 Pecks Road at $60,000 and 65 Roxbury Avenue at $23,000. Two fell between $100,000 and $500,000: 49 Elmview Terrace at $135,000 and 161 Leona Drive at $480,000. Among the seven transfers without a disclosed price, Cleveland Street stands out: two separate deeds were recorded at 21 Cleveland St. on the same day, one from seller Jaclyn Lhote and a second from sellers Lawrence Casella and Michelle M. Costa. The rest of the undisclosed-price transfers were scattered across Plymouth Street, Upland Road, Pleasant Street, Blythewood Drive and Daniels Avenue, with no other street repeated in the dataset.

MARKET NOTES Every sale with a disclosed price in this period named a financial institution as the buyer. Adams Community Bank was the buyer of record for both 161 Leona Drive and 65 Roxbury Avenue. Greylock Federal Credit Union was the buyer of record for both 49 Elmview Terrace and 1025 Pecks Road. That pattern spans the entire disclosed-price sample; the data does not indicate why these institutions acquired the properties. Two of the undisclosed-price entries, at 73 Plymouth Street and 110 Blythewood Drive, are recorded against specific mortgage book and page numbers rather than as standard purchase-and-sale deeds. The Blythewood Drive filing lists Urban Development and Link Corp as attorney-in-fact for the seller, with Lucille E. Eberwein as buyer. One transfer, at 132 Daniels Avenue, listed the city of Pittsfield as buyer, with Shawn M. Hess as seller. No entry in this dataset specified whether a property was single-family, condominium or multi-family, and no square-footage or price-per-square-foot comparison is possible with the information provided.
