Baldwin Hill Road Sale Tops Egremont's Two Disclosed Prices in Late July

EGREMONT -- Ten property deeds were recorded in Egremont between July 17 and Aug. 15, but only two listed a sale price, leaving the bulk of the period's real estate activity undocumented in dollar terms.

MARKET OVERVIEW

The Southern Berkshire Registry of Deeds recorded 10 transfers of Egremont property during the period. Of those, two disclosed a sale price: $50,000 and $155,000, for a range of $50,000 to $155,000 and a median of $102,500. Eight of the 10 recorded deeds, or 80%, did not disclose a sale price, a common occurrence in deed records that does not by itself indicate a slow or fast market. Ten recorded transfers in a four-week span is a moderate raw count for a small town, though with price data available for only two transactions, the period's overall market strength cannot be assessed from this dataset alone.

The two transactions with disclosed prices were the only sales that can be ranked by dollar value. The higher of the two was 19 Baldwin Hill Rd, which sold for $155,000 on July 22; the deed lists sellers Christine Baral and Jerry Baral. The second was an Egremont property, listed in the deed without a street address, which sold for $50,000 on July 30; the deed lists sellers Bridget Ann Brazie and Erik Murray, with Lee Bank as buyer. The remaining eight recorded transfers, covering addresses on Mount Washington Road, Hillsdale Road, Undermountain Road, Taconic Lane, Pumpkin Hollow Road, Second Street and Sheffield Road, did not disclose a sale price.

Mount Washington Road accounted for two of the 10 recorded transfers, at 127 Mount Washington Rd (sold Aug. 4, price not disclosed, seller Lee Bank, buyers Marc S. Hacker and Kenneth A. Schwartz) and 42 Mount Washington Rd (sold July 21, price not disclosed, seller Maria Martin, buyer Longbridge Financial LLC). No other street had more than one recorded sale in the period. Among the two sales with disclosed prices, both fell under $200,000: the $50,000 transaction and the $155,000 Baldwin Hill Road sale. The remaining eight transfers, spanning Hillsdale Road, Undermountain Road, Taconic Lane, Pumpkin Hollow Road, Second Street and Sheffield Road, cannot be placed into a price tier because no sale price was disclosed.

The July 29 transfer at 91 Undermountain Rd listed the seller as the Estate of John Greenberger, with no buyer named in the available data.
