Alford Home Prices Range From $250,000 To $792,000 In July

ALFORD -- Five properties changed hands in Alford during the four-week period ending Aug. 1, but sale prices were disclosed in only two of the transactions, limiting a full read on the town's midsummer market.

MARKET OVERVIEW Five sales were recorded in Alford between July 3 and Aug. 1. Of those, two deeds listed a consideration amount, ranging from $250,000 to $792,000; the other three did not disclose a price. Based on the two disclosed figures, the median sale price for the period was $521,000. With only five total transactions and three of them unpriced, the raw count alone does not support a characterization of the period as active or quiet.

TOP SALES 137 East Rd. sold for $792,000 on July 10, the highest disclosed price of the period. Sellers Christopher K. Clemans and Marya Spence conveyed the property to buyers Ben F. Bunyard and Frederick David Runyan, both listed as trustees.

275 East St. sold for $250,000 on July 22. Sellers Louise Alexis Feldman and Claude Joseph Borenzweig conveyed the property to Greylock Federal Credit Union.

The remaining three sales in the period did not disclose a price: 30 West Rd., sold July 15 by seller Stacey Vandeusen; 0 Crooked Hill Rd., sold July 10 by seller Mahican Meadow Trio LLC to buyer Alford Town Clerk; and 138 East Rd., sold July 10 by sellers Marya Spence and Christopher K. Clemans.

NEIGHBORHOOD BREAKDOWN East Road accounted for two of the five sales this period. Both 137 East Rd. and 138 East Rd. sold July 10 with the same sellers, Christopher K. Clemans and Marya Spence; the former disclosed a $792,000 price, the latter did not. The remaining three sales each fell on a different street: West Road, East Street (a separate street from East Road), and Crooked Hill Road.

Among the two disclosed prices, one sale fell above $500,000 ($792,000 at 137 East Rd.) and one fell below ($250,000 at 275 East St.).
